Amendment 3 to RFP 1240BH22R0014

This Amendment provides the following information:

• Provides a list of Revisions to the Contract Documents

• Provides responses to RFI’s received since the last Amendment. If RFI’s have been submitted that are not addressed in this Amendment a follow up Amendment will be issued at a later date that addresses those RFI’s

The proposal due date remains 7/7/2022.

See attached Revised spec section 072500 that provides Product/Manufacturer information added to specification section 07 25 00. See attached.

RFI’s

RFI-029

A210 identifies TL/2 for wall tile. A120, the room finish schedule indicates a TL/2, but no material information is noted on the Finish Legend below. Please provide material information.

Response: See the Room Finish Schedule on sheets A120.

RFI-030

A400/D2 indicates 6D and 6K wall types, but those wall types are not detailed on the drawings. Please provide details Response: 6D is a Typo and should read 6B, and 6K should read 6J.

RFI-031

A010 indicates acoustical insulation. Please provide specification for acoustical insulation.

Response: Refer to Specification Section 07 21 00 and Sheet A010, Assembly Types.

RFI-032

C2 Ceiling Type. Does drywall need to be installed at the underside of the trusses above the 9ft ceilings of these rooms?

Response: Yes, install the ceiling insulation at the bottom of the trusses to maintain a continuous thermal barrier. Exterior wall insulation is to extend to the top plate of the exterior walls.

RFI-033

07 46 46 1.07 Warranty – Indicates a 10-yr warranty for installer of exterior rainscreen assembly to include: air/vapor barrier, framing, and exterior panels. Please confirm that this does not pertain to the structural framing of the building, but merely the rain screen system only.

Response: Confirmed.

RFI-034

What R value of acoustic insulation are you looking for since it isn’t specified in 07210?

Response: Insulation R-value is indicated in the assembly type detail on sheet A010.

RFI-035

The acoustic insulation isn’t specified in 07210. I can provide insulation in the wood framed ceilings at 9 a.f.f. But what R value do you want?

Response: Insulation R-value is indicated in the assembly type detail on sheet A010.

RFI-036

The walls are all 6J on the interior. They show 5" acoustic insulation. I will go with R-19 I guess? They all get sound caulked both sides of the wall at the bottom and top and the electrical box pads (Lowery or equal) would be by the electrician?

Response: R-19 is appropriate.

RFI-037

Around the LEI room it appears that the walls go full height. They are a 6J wall. Which shows drywall on both sides. So I would assume that the top out rock would be both sides? From 9a.f.f. to about 21 feet it looks like.

Response: the walls extending to the roof around the LEI room is an additional level of security for items stored in the LEI room. Insulation is to be installed in the ceiling and can be omitted in the wall extending from the top plate to the underside of the roof.

RFI-038

C-A300 shows the wall between LEI and the Storage room to the left of it going full height with drywall.

It also shows the ceiling being on the bottom of the trusses. So I would top out drywall that wall also?

Response: the walls extending to the roof around the LEI room is an additional level of security for items stored in the LEI room. Insulation is to be installed in the ceiling and can be omitted in the wall extending from the top plate to the underside of the roof.

RFI-039

Detail C2-A5.20 shows no ceiling at 9' a.f.f. at the LEI room. It shows it on the bottom of the trusses. On the RCP plan it shows that the room has a ceiling at 9'a.f.f. Please confirm the LEI room has a ceiling at 9 feet. Otherwise I will have to finish it to the bottom of the trusses at 16'a.f.f.

Response: Reflected Ceiling plan on sheet A130 indicates ceiling type C1 at 16’-0”

RFI-040

There is a spec section 072500 for weather barriers, but that section does not specify a weather barrier product for the exterior walls. Please provide, unless it’s contractor’s choice.

Response: Product/Manufacturer information added to specification section 07 25 00. See Attached.

RFI-041

At locations where there is orange peel finish required, please confirm that the drywall finish should be level 4 rather than level 3 and that a pre-texture primer/surfacer is also required.

Response: Yes, please proceed with a level 4 and provide a primer/surfacer.

RFI-042

Please confirm that there are no Architectural Reveal Beads for this project or identify location.

Response: No architectural reveal beads planned.

RFI-043

Please confirm that there is no suspended ceilings for this project or identify location.

Response: There is not a true suspended ceiling in the project (with suspension cabling or tracks).

However, there are a number of rooms to receive ceiling type C2 which calls for a framed ceiling dropped down to the height indicated on Reflected Ceiling Plan Sheet A130.

RFI-044

Please confirm that there is no acoustical furring with resilient channel or identify location.

Response: There is no acoustical furring or resilient channel in the project.

RFI-045

Spec 09 21 16 - On page 1 it ties us into GA 216. This Spec explains the methods used to achieve drywall finishes and how it pertains to the level of finish outlined by the Architect. The Levels of finish shown on page 5 states under 3.06-Joint Treatment. A Level 3 for textured areas. On 3.07 Texture Finish-It calls for a Light Orange Peel. In GA 216 this texture is not suitable for Level 3. It states a Level 4 is necessary.

With the bulk of the walls and ceilings at 16 feet, I feel the job warrants a Level 4. If it is not a Level 4 I cannot guarantee joints and fasteners will not be visible.

I also want to make sure we are going to be applying a pre texture primer/surfacer. This is a typical drywall product that the Drywall Contractor would apply prior to texture. This minimizes joint telegraphing where the porosity differences between the face paper and the joint compound can cause "joint telegraphing" This is caused by the texture drying differently on the face paper versus the joints.

We will be including this in our quote. I believe page 3, section G is calling out a product such as this.

Response: Yes, please proceed with a level 4 and provide a primer/surfacer.

RFI-046

Spec 09 21 16 - Page 4 Section 3.02 Framing Installation has us framing suspended ceilings and Soffits. I do not see any ceiling type that references this. Please clarify that there are any suspended ceilings and where. I believe it is all wood.

It also has us installing studs. I believe this is in Spec Section 061000. We will not include this work in our quote.

Spec 09 21 16 - 3.02 Section D has us doing acoustic furring with a resilient channel. I do not see this work specified anywhere. Please let me know where this is located.

Response: There is no acoustical furring or resilient channel in the project.

RFI-047

Page 2, Section 2.01 item B-It has us installing Acoustic Insulation. This is also mentioned in 2.03 Section A. Acoustic insulation. Refers us to Spec section 072100. I do not see acoustic insulation in that Spec.

Spec 09 21 16, Page 4 Section 3.03 Acoustic Accessories Installation-It states we are to install Acoustic Insulation in the walls(only). It also has us doing the sound sealant. I will price the insulation separately as an alternate if you wish. Sound sealant I will include in my quote.

Response: Refer to Specification Section 07 21 00 and Sheet A010, Assembly Types.

RFI-048

Spec 09 21 16, Page 3, Section D, item 3 calls for Architectural Reveal Beads. Where are these located?

Response: No architectural reveal beads planned.

RFI-049

Buener block went out of business a couple years ago. Is there an equivalent block FS would like to spec?

Response: Willamette Greystone with the same characteristics identified in the contract documents and previous solicitation amendments will be an acceptable alternative.
