About this opportunity
The Aerotropolis Area Coordinating Metropolitan District (AACMD) is soliciting proposals for the PA 58 Park Grading, Flatwork and Seeding project located within The Aurora Highlands, a new master-planned community near Denver International Airport. The procurement covers comprehensive park infrastructure development, including construction of sidewalks, concrete areas, seeding, mulching, and landscape grading across approximately 7.5 acres. Key deliverables include 16,163 square feet of concrete sidewalks, 10,190 square feet of colored concrete, 1,963 square feet of picnic areas, 3,630 square feet of pickleball area, and extensive ground cover seeding. The Request for Qualifications/Proposals (RFQ/P) requires electronic submission by May 29, 2025, at 12:00 p.m. Mountain Time, with a public cost proposal opening at 2:00 p.m. the same day. An optional pre-bid site walk is scheduled for May 14, 2025, at the intersection of E 32nd Drive and N Catawba Way. The evaluation process will assess proposals across multiple criteria: schedule (0-20 points), cost (0-30 points), assigned personnel (0-15 points), firm capability (0-25 points), and references (0-10 points).
The procurement does not explicitly indicate specific set-aside designations or restrictions for disadvantaged enterprises. Proposers must submit a comprehensive package including a bid form, 5% bid bond, construction schedule, labor and equipment rate sheet, and a proposal statement detailing company qualifications, key personnel resumes, project management approach, and reference projects. The project is tax-exempt, and the successful contractor must provide performance and payment bonds and demonstrate workforce authorization compliance. While no specific budget range is definitively stated, the project is part of a larger 3,884.9-acre development anticipated to reach approximately 41,823 residents at full build-out. The projected timeline includes contractor selection during the week of June 9, 2025, and agreement execution during the week of June 16, 2025. Contractors will be responsible for verifying all quantities and proposed work, with the understanding that the quantities in the bid documents are for reference only.
