About this opportunity
Sanpete County Courthouse is soliciting design-build bids for a complete Variable Refrigerant Flow retrofit of the Sanpete County District Courthouse in Manti, Utah, with bids due August 14, 2026 at 5:00 PM local time via the U3P-Bonfire platform, and a technical question cutoff of July 29, 2026 at 5:00 PM MDT.
This is a fixed lump-sum contract with no change orders permitted; the contractor assumes full responsibility for design verification, engineering, installation, commissioning, and system performance without provision for additional compensation due to unforeseen field conditions or spatial conflicts. Daikin VRF equipment only is permitted with no substitutions allowed.
The scope includes demolition of existing air handling units and boiler systems; installation of four 20-ton Daikin REYA240AATJA outdoor units, multiple concealed ducted indoor fan coil units (1.5 to 4.5 tons), eight ceiling cassette units (0.5 to 1.5 tons), branch selector boxes, a Greenheck 3,200 CFM energy recovery ventilator, and ductless splits; refrigerant piping (fully concealed), ductwork modification and balancing, electrical work, condensate drainage systems, and architectural restoration to match existing finishes. The historic courthouse presents significant constraints: all piping, conduit, and drains must be concealed behind architectural features or within existing chases with no exposed systems allowed. The existing heating and cooling system must remain operational until the new system is completely installed and commissioned. Construction is phased over a maximum 24 months with the building remaining occupied throughout; the contractor must coordinate activities at least one week in advance and perform daily cleanup. Systems must be validated per ASHRAE Standard 15-2022 and commissioned by factory-trained Daikin technicians with a minimum of three days on-site supervision and staff training. The project is installed at 5,700 feet above sea level with an 0.8 percent altitude correction factor applied to capacity calculations. Bid submissions include piping diagrams, control layouts, wiring diagrams, and equipment data sheets with detailed material lists. No pre-bid conference is scheduled.
