7.2 Mechanical & Refrigerant Piping Installation

· Install all outdoor condensing units on engineered equipment stands (provided by ICS) situated at the designated exterior location.

· Route all 3-pipe heat recovery refrigerant lines from outdoor modules to internal branch selector boxes. Copper must be clean, dry, braze-sealed under a continuous nitrogen purge, and completely insulated with closed-cell insulation tested under ASTM E84 Class A ratings.

· Modify existing sheet metal duct runs where feasible to distribute outside air from the new basement-mounted ERV system. Test, seal, and balance the complete air-side network to meet design CFM requirements.

7.3 Plumbing & Condensate Drainage

Provide and route a fully concealed, hard-piped condensate drainage system from every indoor ducted and cassette unit. All gravity or pump-assisted lines terminating at the building exterior must be equipped with specialized, freezeproof drain assemblies to prevent back-ups during freezing winter ambient conditions.

7.4 Electrical & Control Wiring

· Provide all high-voltage power feeds and low-voltage control wiring. The contractor must field-verify existing electrical panel capacities and provide required circuit breakers, conduits, safety disconnects, and line voltage connections to serve the multi-module condensing units (208-230V, 3-phase) and indoor fan coils (208-230V, 1-phase).

· Daisy-chain the communication network using standard AWG 18-2 non-shielded wire, integrating all components back to the central iTM controller and establishing verified BACnet IP object addressing.

7.5 Commissioning & Training

Perform full mechanical system pressure testing (minimum 550 PSI nitrogen hold), deep evacuation tracking below 500 microns, and an automated protocol check. Final equipment startup and controls integration must be performed under the direct, on-site supervision of a factory-certified Daikin technician. Provide a minimum of 3 days of project supervision, startup assistance, and comprehensive operations training for county maintenance personnel.

8. No Change Order Policy This solicitation is for a fixed, all-inclusive Lump Sum contract. Due to the design-build nature of this assignment, the contractor is entirely responsible for upfront field verification of all structural, architectural, electrical, and routing paths. Missing data, hidden routing obstacles, structural thickness, panel space limitations, or spatial coordination conflicts will not constitute grounds for additional compensation. No change orders will be evaluated or authorized during the 24-month execution period.

System Layout Alt-Text Description: Figure 1 diagrammatically details a multi-floor layout of the courthouse. The basement houses the core mechanical room, boiler room, and a 3,200 CFM Greenheck ERV utilizing existing duct connections to distribute fresh air. The lower, main, and upper floor layouts show specific zones managed by concealed ducted units (DFCU) and flush-mounted ceiling cassettes (CCFCU). Condensing units (CU-1, CU-2, CU-3) are safely designated for flat roof or outdoor grade mounting on structural stands.

Piping Architecture Alt-Text Description: Figure 2 illustrates the 3-pipe refrigerant network topology. Multiple outdoor REYA144AATJA inverter modules connect via a BHFP26P100UA multi-connection kit into unified 24-ton circuits. Main lines route through KHRA series REFNET joints to feed branch selector boxes (BS-1-1 through BS-3-2). From the selector boxes, pairs of liquid and gas lines run independently to each fan coil unit to provide independent heating and cooling control.

Controls Loop Alt-Text Description: Figure 3 maps the automation system structure. High-voltage lines branch out from localized panels with minimum circuit amp (MCA) ratings ranging from 0.3A on small cassettes to 50A on the large outdoor modules. The low-voltage communication loop links all indoor fan coils and multi-port branch selector boxes to individual BRC1NRV71 wall controllers before terminating at the central DCM601B71 intelligent Touch Manager. This manager connects to the building's central monitoring network via a dual-port 100BASE-TX Ethernet interface using BACnet IP protocol mapping.
