Place of performance spans two sites: the Johnson Boyhood Home (Barn and Smokehouse at 200 East Elm Street, Johnson City, Texas 87836) and Johnson Settlement (Bruckner Barn, Cooler House, and Settlement Cabin at 100 Lady Bird Lane, Johnson City, Texas 78636). Work consists of removal of wood shingles, repair to wood joists and purlins, and installation of new synthetic shake/shingle roofs at the Bruckner Barn, Stubbs Cooler Building, Boyhood Home Barn, and Boyhood Home Smokehouse. The scope includes removal and reinstallation of lightning protection systems on three buildings, with new lightning protection added to the Smokehouse. Two bid options are available: Option 01 covers roof replacement at Settlement Cabin; Option 02 covers lightning protection installation at Settlement Cabin.

Contractor must comply with Secretary of the Interior Standards for Rehabilitation and National Park Service Sustainable Design Requirements. Work requires electric equipment only (no gas-powered tools), dust capture systems, and phased construction to accommodate continuous public access. Prevailing wage rates apply per Wage Determination TX20260193 (Blanco County). Contract is firm fixed price with performance period from August 31, 2026, through June 7, 2027 (280 days after notice to proceed). Liquidated damages are $150.00 per calendar day for delays. A 20% bid guarantee is required; performance and payment bonds are required for awards exceeding $35,000 and $150,000 respectively. Award is made on a lowest price technically acceptable basis. Questions are due July 27, 2026, at 4:00 PM CDT. Site visit is rescheduled to July 22, 2026, at 1:30 PM CDT; RSVP required by July 21 at 3:00 PM CDT to Ruth Pagan, ruth_pagan@ios.doi.gov. Material substitutions are permitted if they meet Class A fire rating and match weathered cedar shake appearance; DaVinci is the basis criteria. Solid deck installation is not required.
