About this opportunity
The Department of Veterans Affairs is seeking expressions of interest to lease approximately 9,980 rentable square feet of medical outpatient clinic and office space in Ukiah, California. This pre-solicitation notice is not a formal solicitation or request for proposals, but rather an opportunity for the government to evaluate alternative space options before deciding whether to pursue a sole source acquisition with the current lessor. The government will evaluate responses based on the availability of suitable alternative space and the economic feasibility of relocation, considering costs such as physical move expenses, replication of tenant improvements and telecommunications infrastructure, and potential agency downtime. The required space must include 40 parking spaces and fall within the geographically delineated area of Ukiah as defined by Ford Road to the north, Interstate 101 to the east, Fairview Court to the south, and Dora Street to the west. All interested parties must submit their expressions of interest electronically by 5:00 p.m. Pacific Daylight Time on March 23, 2026, addressed to Loren Mollner at loren.mollner@va.gov, with the understanding that the government assumes no obligation to award a lease based on the responses received.
This opportunity is designated as a total small business set-aside, making it available exclusively to qualified small businesses. The beneficial occupancy date is estimated for October 1, 2027, providing a timeline for property preparation and transition. No specific budget range or award value is disclosed in this pre-solicitation notice. The current lease for the medical office space in Ukiah is set to expire, prompting the government's search for economically viable alternatives, though the incumbent lessor may be retained if no superior options emerge. Interested respondents should note that the NAICS classification for this procurement is 531120 (Lessors of Nonresidential Buildings), and the PSC category is X1DB (Lease/Rental of Laboratories and Clinics).
