About this file
This document is a Project Manual for HVAC Improvements at Waterford Montessori Academy's Midland Campus in Waterford, Michigan, prepared by Ehresman Architects and governed by AIA standard contract documents (A101-2017, A201-2007, and A701-2018). The project involves installation of new mechanical equipment, disconnection and abandonment of existing mechanical systems, electrical service upgrades, structural supports for new equipment, ceiling repairs, and fencing enclosures for mechanical equipment. Sealed bid proposals were due by 1:00 p.m. on August 26, 2021, with public opening and reading scheduled for 1:30 p.m. the same day. A mandatory pre-bid meeting was held on August 11, 2021, at 1:00 p.m. at the project site. The contract is structured as a single prime contract based on a stipulated (fixed) price, with the contractor responsible for all permits, fees, bonds, and insurance. The contractor must maintain performance and payment bonds at 100 percent of the contract sum and provide comprehensive commercial liability insurance with the Owner and Architect named as additional insureds. Work must comply with all applicable laws including the Michigan Building Code, ADA standards, and fire safety regulations.
The project manual specifies that the Owner (Waterford Montessori Academy) will continue occupying adjacent building areas during construction, requiring the contractor to limit noisy work to 7:00 a.m. to 5:30 p.m. and restrict interior work during school hours to exterior areas, mechanical rooms, and the boiler room, with corridor and classroom work performed after students depart. The contractor must provide daily full-time on-site supervision, maintain a detailed construction schedule with milestone dates, submit a schedule of values within 15 days of contract award, and include a minimum 5 percent of the contract sum for closeout documents. Progress payments will be made monthly with 10 percent retainage until substantial completion. The contractor is responsible for all costs including permit fees, state plan review fees, taxes, worker compensation, unemployment insurance, and fringe benefits, with no allowance for claim adjustments related to schedule changes or anticipated delays. Final payment is contingent upon submission of executed bonds, insurance certificates, lien waivers, warranties, operation and maintenance manuals, and completion of all punch list items within sixty days of substantial completion.
