About this file
The document is a Structural Condition Assessment for a residential property located at 8 Blue Point Road in Mastic Beach, New York, prepared for the U.S. Army Corps of Engineers' Fire Island Inlet to Montauk Point (FIMP) Nonstructural Pilot Project. The assessment provides a detailed evaluation of the property's structural integrity, architectural features, and flood mitigation potential, including measurements of floor elevations, building components, and utility systems. Key findings include the building's overall structural condition rated as "Excellent", with wood platform framing, 2x6 floor joists, and a slab-on-grade foundation, situated in Flood Zone AE with a Base Flood Elevation of 7'-0" and a Design Flood Elevation of 10'-6".
Special considerations noted in the assessment include an oil tank that needs to be lifted on the right exterior, a deteriorating canopy structure over the rear patio supported by brick columns, and a fence surrounding the building's rear. The property, constructed in 1936, has a total building footprint of 1,421 square feet and features multiple bedrooms, a utility room, and various architectural elements such as a brick chimney and wood-framed roof. The assessment is part of a larger flood mitigation initiative targeting 67 residential structures in Mastic Beach and Frederick Shores, with the goal of elevating homes to improve resilience against potential flood risks.

Jus0fica0on of General Structural Condi0on Assessment:
The building structure has no visible structural deficiencies in any members in the crawlspace or exposed in the roof framing.
There is a rear pa0o with an a2ached roof that has significantly deteriorated brick columns. There are three entrances with elevated access, two concrete steps and one wood deck, which is significantly bowed in the middle and unstable. An oil tank on the exterior will need to be liQed and a wood fence surrounds the rear of the building structure and may impede access during construc0on. The crawlspace was only visible for certain areas, and the areas not visible remain assumed.
