About this file
This document is a Structural Condition Assessment and Floor Elevation Survey for a residential property located at 6 Rosewood Road, Mastic Beach, New York (USACE Tracking #6220), conducted as part of the Fire Island Inlet to Montauk Point (FIMP) Pilot Project by the U.S. Army Corps of Engineers. The property is a 1938 Cape Cod-style residence with 689 square feet of building footprint situated in FEMA flood zone AE, with a base flood elevation of 7'-0" and design flood elevation of 10'-6". The structure features a crawlspace foundation with CMU supports, wood platform framing with 2x6 joists at 16" on-center, and 2x4 wall framing. The building has several attachments including a front storage room (41.62 SF), a covered south porch (92.67 SF), an uncovered north porch (41.29 SF), a sunroom addition (91.38 SF), and a rear deck (161.89 SF). Utility systems include electric service with a 100-amp main panel, septic system, baseboard heating, a 30-gallon domestic hot water heater, and wood stove heating.
The structural condition assessment rates the building as "Good," indicating it can be elevated or floodproofed with some alterations and moderate construction accessibility issues. Key structural concerns identified include significant sagging and sloping in bearing walls, ceiling sags in the kitchen area, wall cracks in partition walls, and evidence of foundation settlement and displacement. The floor elevation survey measured the top of the lowest floor at 4.59 feet NAVD88, with the lowest adjacent grade at 2.11 feet and highest adjacent grade at 3.02 feet. Notable structural observations include non-uniform CMU support in the crawlspace, separate foundations for additions, an exterior brick chimney with no visible structural connection, and the rear deck structurally supported by wood posts. The assessment includes comprehensive photographic documentation of structural elements, mechanical/electrical systems, and interior conditions, with recommendations that further investigation be conducted due to the building's age and observed structural irregularities.

Jus2fica2on of General Structural Condi2on Assessment:
The building shows some signs of se4lement/displacement, including sagging, sloping, and cracking in the walls and ceiling. The crawlspace founda2on is uniform, except for one support which appears to be supplemental. There are several different rooms a4ached to the building (storage in the front and sunroom in the rear) that have different founda2ons than the original structure.
Addi2onally, there is a chimney structure on the exterior, along with a roof connected deck.
