About this file

This document comprises structural condition assessment checklists, floor elevation survey sheets, and accompanying architectural plans for 518 Riviera Drive, Mastic Beach, New York, prepared as part of the Fire Island Inlet to Montauk Point (FIMP) Coastal Storm Risk Re-Evaluation Nonstructural Pilot Project by the U.S. Army Corps of Engineers (USACE) New York District.

The subject property is a residential Cape Cod-style structure constructed in 1935 with a total building footprint of 1,305.55 square feet, located in FEMA flood zone AE with a base flood elevation (BFE) of 7'-0" and design flood elevation of 10'-6". The structural assessment, dated February 24, 2025, rated the property in "Excellent" condition, finding no major structural deficiencies, uniform foundation type (slab-on-grade with CMU knee walls and piers), and adequate connections between original and additional structures. The main floor features 2x6 joists at 16" on center with 2x8 girders, while the attached garage contains slab-on-grade flooring. The floor elevation survey, dated February 10, 2025, documented the top of the lowest finished floor at 4.29 feet and the attached garage slab at 2.53 feet above the vertical datum (NAVD 88). Special considerations identified include non-uniform foundation design, the need to lift two refrigerant condensers located on the north elevation currently at approximately 2.5 feet above grade, and the presence of R410A-type refrigerant in the central air system. The assessment includes detailed architectural floor plans, elevation photographs, structural framing diagrams, mechanical and electrical equipment locations, and 16 assessment photographs documenting exterior facades, interior conditions, crawlspace framing, and building systems.
