About this file
This file is a Structural Condition Assessment Summary for a residential property located at 6 Rosewood Rd in Mastic Beach, NY, prepared as part of the Fire Island Inlet to Montauk Point (FIMP) Nonstructural Pilot Project. The comprehensive structural assessment, conducted on 03/11/2025, evaluates the building's elevation and floodproofing potential, documenting detailed observations about the structure's physical characteristics, including floor systems, foundation types, wall configurations, and utility infrastructure.
The assessment reveals the property has several structural considerations, including signs of settlement, displacement, and potential structural issues such as sagging ceilings, sloping walls, and cracking. The building is rated as having a "Good" general structural condition, meaning it can be elevated or floodproofed with some alterations and moderate construction accessibility challenges. The property features a crawlspace foundation, wood platform framing, multiple additions (storage room and sunroom), and contains various utility systems including oil-based heating, electrical panels, and a septic system. Multiple photographic documentation supports the technical assessment, providing visual evidence of the structure's condition and potential modification requirements.

Jus2fica2on of General Structural Condi2on Assessment:
The building shows some signs of se4lement/displacement, including sagging, sloping, and cracking in the walls and ceiling. The crawlspace founda2on is uniform, except for one support which appears to be supplemental. There are several different rooms a4ached to the building (storage in the front and sunroom in the rear) that have different founda2ons than the original structure.
Addi2onally, there is a chimney structure on the exterior, along with a roof connected deck.
