About this file

This is a Structural Condition Assessment document for a residential property located at 25 W Harrison Avenue in Babylon, New York, prepared for the U.S. Army Corps of Engineers' Fire Island Inlet to Montauk Point (FIMP) Nonstructural Pilot Project. The assessment, conducted on 03/10/2025, provides a comprehensive evaluation of the property's structural integrity, including detailed measurements of the 905 square foot home built in 1947, with a two-story wood-frame construction situated in Flood Zone AE. The assessment rates the structure's general condition as "Excellent", noting minor issues such as small wall cracks and non-uniform wood supports in the crawlspace, with key special considerations including the need to lift the rear deck and utility vent stack during potential elevation work.

The structural analysis includes extensive documentation of the building's components, including floor systems (2x6 wood platform framing), foundation type (CMU walls with wood framing), roof system (2x6 rafters at 16" spacing), and utility configurations. Specific observations include a steel beam in the living room, supplemental wood posts in the crawlspace, and multiple load-bearing walls. The property's lowest floor elevation is 5.55 feet, with the Base Flood Elevation at 5' and Design Flood Elevation at 8'6", indicating potential flood mitigation requirements as part of the broader FIMP Nonstructural Pilot Project targeting residential structure elevations in Long Island, New York.

Jus1fica1on of General Structural Condi1on Assessment:

The structure’s framing is uniform throughout. There are no visible structural deficiencies in any members, except for minor cracks in some areas of the first floor ceiling and second floor walls. The founda1on contains supplemental wood posts and joists to support the first floor in nonuniform loca1ons. A rear deck, u1lity vent stack, rear shed, and surrounding property fence may interfere with liTing.
