About this file

This document is a Structural Condition Assessment Checklist for a residential property located at 20 Bayside Road in Mastic Beach, New York, as part of the U.S. Army Corps of Engineers' Fire Island Inlet to Montauk Point (FIMP) Nonstructural Pilot Project. The assessment, conducted on 02/17/2025, reveals a 1936-constructed home with multiple additions, situated in a Coastal AE flood zone with a Base Flood Elevation of 8'-0" and a Design Flood Elevation of 11'-6". The structure is rated as having a "Fair" general structural condition, with multiple observed issues including ceiling and wall cracks, roof sagging, and potential foundation instability due to inaccessible crawlspace and varying construction of additions.

The comprehensive report includes detailed documentation of the property's structural systems, utilities, exterior features, and special considerations. Key findings include wood platform framing, 2x6 rafters, multiple structural additions, and non-structurally connected patios and decks. The assessment suggests that while the building can potentially be elevated or floodproofed, there are significant construction accessibility challenges and structural concerns that would need to be addressed. The property encompasses 819 square feet of building footprint, with additional attached porches and decks, and is part of a larger federal coastal storm risk re-evaluation and nonstructural pilot project targeting residential structures in the Babylon and Brookhaven areas of New York.

Jus0fica0on of General Structural Condi0on Assessment:

The building structure has mul0ple addi0ons a2ached to the original structure, all of which have no visible crawlspace access to determine the founda0on type, framing, or span direc0on without assump0ons. Mul0ple cracks in the ceilings and walls show some signs of deteriora0on in the structure’s stability. A front and rear pa0o, along with a rear deck, will also need to be considered in liSing since they provide access to the building in mul0ple loca0ons.
