About this file

This document is an Annex to a facility maintenance contract, specifically focused on Troop Appliance Maintenance & Repair (TAMR) and Dryer Duct Cleaning for Unaccompanied Housing at Joint Base Lewis-McChord (JBLM) dated 25 Aug 2024. The scope requires the contractor to develop and implement a Comprehensive Dryer Duct and Vent System Cleaning and Repair Program, with two primary service types: individual wall-mounted dryer vents (to be cleaned annually) and convergence roof-mounted dryer vents (to be cleaned quarterly). The cleaning process involves detailed requirements such as vacuuming pipe sections until lint-free, checking duct connections, replacing hardware as needed, and cleaning exterior vents and backdraft damper hoods. The contractor must provide all necessary tools, supplies, equipment, transportation, and labor to execute the maintenance and cleaning services for specified government facilities.

2.32 Maintaining and Cleaning Dryer Duct and Vent Systems. The Contractor shall plan, program, administer, manage, and execute the work and provide all tools, supplies, equipment, transportation, and labor necessary for the maintenance and cleaning, of dryer ducts and vent systems for specified Government Facilities at

JBLM.

2.32.1 Dryer ducts and vents systems used at JBLM come in two basic types: indi-vidual wall- mounted dryer vents, and convergence roof-mounted dryer vents. Wall-mounted dryer vents have an individual pipe/vent system that runs directly from in-side a common area through the exterior wall of a facility. Roof-mounted dryer vents have converging pipelines that feed into one exhaust system – exhaust systems may vary based on the facility’s structure. The Contractor shall clean individual duct sys-tems on an annual basis and convergence duct systems on a quarterly basis.

2.32.2 Scheduling. See Annex 01 Para 2.4.2 Scheduling.

2.32.3 Written Notice to Occupants. For UH units that have dryers in individual rooms, the Contractor shall notify/confirm with the COR 10 workdays prior to the scheduled dryer vent cleaning. The COR will contact the affected unit who will pro-vide written notice to the occupants.

2.32.4 Dryer Duct and Vent Systems Cleaning. See Annex 01 Para 2.4.4 Dryer Duct and Vent System Cleaning.

2.32.4.1 Facilities with dryer vent systems that are integrated with the building heat-ing system shall be serviced as a single unit from the individual dryers through the common trunk line to the heat exchanger.

2.32.4.2 The maintenance and cleaning of dryer duct and vent systems shall include the following:

- Vacuum each section of pipes until it is lint-free.

- Vacuum the inside of the exterior vent.

- Connect all the sections of rigid aluminum duct together per regulation.

- Make one last check to make sure all connections are tight and duct runs are straight and level.

- Replace hardware as required during the annual inspection and cleaning.

- Vacuum Heat Recovery (HRU) Coils at the point the inside of the dryer duct.

Ensure the coils are lint free.

2.32.5 Clean the exterior vent and backdraft damper hood outside the facility as well.
