Renovate Building 41003 Subject Line: Bid Inquiries Solicitation Number: W9115122B0010 Date of Bid Inquiries: 9/2/2022
1. Drawing A-604 Wall Section A7 Keyed Note 21 requires closed cell spray foam insulation. This detail does not indicate the required thickness of the spray foam. For the ceiling it indicates on A-301 that the thickness should be 5”. Are the walls also 5” thick or should another thickness be utilized for walls?
Contractor shall install closed cell spray foam insulation for the entire depth of each wall cavity. Reference Partition details for each wall cavity size.
2. A-201/1 East Elevation shows a cut for 3/A-301 Wall Section. Reviewing the existing building there does not appear to be an area requiring infill at this location. Reviewing the demo plan, AD101 it does not appear we are removing the existing wall at this location. On Drawing A-101, where this 3/A-301 is shown on the East wall it also shows an A7 wall which is existing. Please confirm whether this note is in error or does this detail apply where an existing opening exists outside of the new wall to Office 138?
Contractor to install all walls as indicated in project drawings.
3. It appears that fluid applied vapor barrier is only required at new wall section infills shown on A-301 and that all other existing exterior walls only receive spray foam insulation. Please confirm this is correct.
Refer to all wall section details and specification for build back construction requirements. Reference sheet drawing G-003, General Note #16.
4. Sheet AD101 Keyed Note 23 indicates to install UNZINPE460. This is a moisture mitigation system. Are there moisture concerns at the building?
Proceed self-leveling requirements IAW Key Note #23.
5. Sheet AD101/2 states to patch, repair, and level existing slab in preparation for new concrete topping slab infill. Sheet AD101/23 states to install self-leveling on the flooring throughout (Approx. 6946 SF). These keyed notes are indicated in the same area. Are these notes meant to both represent that Self Leveling indicated by Note 23 or is there a separate area to receive a concrete topping slab?
Throughout the building, contractor shall prep existing concrete where as-built floor finishes have been removed (approx. 6946 sq ft).
6. AD101/2 discusses a concrete topping slab infill as specified. A detail cannot be located showing the requirement for the topping slab. Please provide a detail.
Reference RFI response #4
7. There is existing Chilled Water piping under the building. Is this to be demolished?
Refer to revised sheet drawing, M-101 General Note #3 in revision 2 drawings.
8. Drawing CS104 calls for 8” crushed rock in several places to include the Mechanical Yard. Is this 8” diameter crushed rock or 8” thick of crushed rock. 8” diameter crushed rock will be difficult to walk on so want to verify the intent. This is throughout the mechanical yard shown on CS104A. Please advise.
Where contract drawings indicate to install 8” Crushed Rock, contractor shall install Landscaping river rock having a diameter between 1” – 2”. Contractor shall install appropriate geotextile and weed barrier to prevent vegetation from growing between rock.
9. 1) Sheet S-100 Repair Key Notes 2, 3, 4, 5, 5A, 7, and 8 refer to concrete spalling and delamination to be repaired. Please provide estimated size of concrete spalls to assume for general pricing purposes.
The information and data indicated in the drawings and as-built drawings related to the existing building is the best available for assisting the general contractor in the preparation and understanding of the scope of work relating to the demolition and construction and is not intended as the only means of determining the total scope of work involved. It is the contractor’s responsibility to visit the project site and become familiar with existing conditions to adequately prepare a bid.
10. 2) Please clarify what the 1.5” text is referring to on Sheet S-100 near gridline B between grids1 and 2.
Disregard “1.5””.
11. Sheet S-100 Repair Key Note 6 refers to a “penetrating corrosion protection coating” to be applied on a horizontal overhead surface. The project specifications nor the S-001 General Notes refer to the requirements of this coating. Will the engineer please provide a basis of design or minimum product requirements that can be applied to a horizontal overhead condition?
Awarded contractor shall submit product cutsheets to the government and shall be responsible for means and methods associated with the installation of penetrating corrosion protection of the existing concrete reinforcement.
12. Sheet S-100 Repair Key Note 9 states to “infill concrete slab/sump pump opening with sand and top 6” high strength slurry. The key note appears to be indicated in only one location between two precast double-tees where we expect to find a 2” topping slab over the 2” precast double-tee flange. Based on this the note and location do not make sense. Will the Government clarify with a detail and accurate location to apply this?
Kety note 9 is to address existing sump pump penetration in the existing mechanical room. Refer to as-built drawings for exact location.
13. Sheet S-100 Repair Key Note 10 indicates to install frame and diamond plated metal hatch over existing opening. Will the Government indicate the required size of this hatch?
Refer to sheet drawing S-101 for new frame and hatch requirements, (new and existing).
On sheet drawing S-100 Key Note #10 new frame and hatch shall match existing access opening.
14. Sheet S-100 Repair Key Note 10 indicates to install frame and diamond plated metal hatch over existing opening. The location doesn’t match the “exist. Crawl space access hatch” note on S-101 approximately 30 feet to the east. Are these two separate hatches or one?
Two separate hatches in the mechanical room
15. Sheet S-100 Repair Key Note 10 indicates to install frame and diamond plated metal hatch over existing opening. S-101 also shows an existing crawl space hatch in a different location approximately 30 feet to the east. Is the Contractor also required to provide a ladders to the crawlspace from these two hatches?
No new ladder, S-100 Note #10 install frame and diamond plated metal hatch matching existing opening.
S-101 existing crawl space hatch, existing ladder shall prep clean and painted safety yellow.
16. On Sheets S-101 and S-102 there are numerous graphics and notes that appear to be existing framing members with an “E” designation in front of the size. Sheet S-002 does not have “E” listed in abbreviations. Does the “E” intended to mean “Existing”?
Yes.
17. Sheet S-101 note near Grid A.1 between Grids 3 and 4 states “exist crawl space access hatch to be filled in.” Will the Gov provide required detail for this infill?
Contractor shall furnish shop drawings indicating intent on bridging the abandoned crawl space access. Shop drawings must clearly state that contractor intent can safely support occupancy load.
18. Sheet S-101 shows a new reinforced concrete COMSEC vault that appears to be supported by an existing concrete beam on south wall and existing concrete slab on the other three walls. Is there supposed to be another new beam installed under the north wall to support the new COMSEC vault or has the engineer determined that the existing slab is sufficient?
Proceed as shown in contract drawings.
19. Sheet S-101 graphically shows extent of new COMSEC vault slab, and section 7/S-201 provides dimensions in the east=west direction. Will the Government provide required dimensions in the north-south direction?
COMSEC Vault plan dimensions are shown on sheet S-101.
20. Sheet S-101 shows to saw cut new crawl space access hatch near grid “3.5” between grids E.1 and D.7. Does this also require a ladder to crawlspace?
Yes
21. Sheet S-201 Detail 5 has a note pointing to existing grade beam that states “1-#4”. Please confirm this is not a new bar and can be ignored.
Disregard “1-#4”.
22. Sheet S-201 detail 6 has note stating “Alumn. Found. Vents.” Are these existing or new? If new, how many and what size are required? These don’t show up on architectural elevations.
Replace all foundation vents. Refer to Civil and Architectural drawings for foundation vent replacement.
23. Where does 8/S-201 apply? This does not appear to be called out in the drawings and there is no estimated linear footage of “retainer block repair” indicated to include in contractor bid/budget. Please provide an estimated linear footage for contractors to include in estimate.
Refer to Sheet CD101. Demolish all existing retainer block at existing loading dock and install new retainer block as detailed.
24. Typical Detail 10/10A shows specific angle sizes for CMU and Brick lintels and appears to be the typical detail to use at all new door and window openings in the existing CMU wall as noted on Sheet S-101. This detail has no limitation on the horizontal span of the new CMU wall opening. Sheet S-102 calls out specific new lintel designations at every new door and window which is shown in a schedule in detail 11/-S202. The CMU and Brick lintels shown in 11/S-202 conflict with the sizes shown in 10/S-202. Please clarify the required CMU and Brick lintel sizes at each specific new CMU wall opening location.
Provide Lintels as specified in contract drawings. Where conflict occurs, contractor shall furnish and install larger lintel.
25. Typical Detail 10A shows an 1/8” cover plate. Please indicate minimum required welds to attach plate.
Refer to Structural Steel note 7 on sheet S-001.
26. Detail 12/S-202 indicates “depressed web” bond beam. Please clarify what “depressed web” means.
Depressed web CMU blocks are similar to “Knock-out” CMU Blocks.
27. We are requesting a bid extension that provides a minimum of 10 calendar days to submit proposals from the date responses are provided to bidder inquiries. The drawings were just received 8/31 and this is an extensive job. We feel that a minimum of 10 calendar days should be permitted.
Bid extension will not be provided.
28. The lighting controls Schedule does not match E105 drawing. The drawing has devices not shown on the lighting controls schedule and vice versa. Which Drawing/Schedule do we use for Lighting control bidding purposes?
Refer to Revision 2 Drawings. Sheet E105 is not in revision 2 drawings. Contractor shall proceed IAW Sheet EL105 and associated lighting control schedule.
29. Hallway 105 on drawing E105 has (2) G2EM and (1) G1 fixture. Is the G1 the correct Type or should this be a Type G2?
Contractor shall install type “G2” per fixture schedule. See E602.
30. Access Floor question - confirm that access flooring in Room 141 and surrounding offices are to receive 19-1/8" FFH access flooring. As shown on dwg. A-303 detail 4? In our experience a 2" FFH would be more than adequate including future growth.
Proceed IAW Contract Drawings
31. RFI #1 M-101- NO changes have been made to this page. Will the Govt. update Drawings?
See revised M-101 in revision 2 Drawings.
32. RFI #5 says to refer to RFI #14 this RFI does not address the damage to the CMU structural Wall and how to fix.
