Q1. During the walk thru, it was discussed that some of the existing that was apart of recent remodels might not need to be replaced. If this is the case, can a floor plan be matched to show these areas and a connection location to those areas?

A1. The Scope of Work has been revised to add the following requirement to the Base Bid under

Section 1.2.1.4 - Under the Base Bid, the contractor shall evaluate the sprinkler system in the following areas for code compliance and condition (Revision 2):

Section 1.2.1.4.1 - Building 102 – First Floor – East Wing. This is a wet pipe system (Revision 2).

Section 1.2.1.4.2 - Building 104 – Third Floor – All Wings. This is a dry pipe system (Revision 2).

The Contractor will provide an Option to replace the sprinkler system in the East Wing, 1st Floor of Building 102, if required. CLIN 0003, Option 3 has been added to Section B for pricing of this Option.

The Contractor will provide an Option to replace the sprinkler system on the 3rd Floor in Building 104, if required.

CLIN 0004, Option 4 has been added to Section B for picing of this Option.

The Government will exercise the above stated Options only as deemed necessary.

Q2. During the site visit we were told that the sprinkler systems in the updated/remolded areas are to remain as is and we shouldn’t include costs in these areas to replace the sprinkler system piping or sprinkler heads?

A2. Refer to Amendment 3.

Q3. If there are updated/remodeled areas that are outside the SOW we will need those areas highlighted on the existing floor plan and returned to us with the answers to your questions.

A3. Refer to Amendment 3.

Q4. Reference 1.2.1.1 Prepare and submit a Fire Protection Design Analysis in accordance with UFC 3- 600-01, Section 1-7.2 and UFC 3-600-01, Section 1-7.2.3.

Has the design analysis already been completed?

A4. The successful contractor is responsible for completing this requirement.

Q5. Reference 1.2.1.2 Design replacement for the current Dry Pipe Sprinkler Systems in accordance with UFC 3-600-

01. It is the Government’s desire that system to be designed will be a wet pipe system for the following floors in

Buildings 102, 103, and 104; the Basement, First floor, and Second Floors. A dry pipe system shall be designed for the Third floor of Buildings 102, 103, and 104.

Can Buildings 102, 103, and 104 be revamped to all be supplied from the fire pump in 104?

A5. This question will be answered during the Design Review Process.

Can Buildings 102, 103, and 104 be supplied from zone control assemblies on a wet standpipe located in a heated stair tower?

A5. This question will be answered during the Design Review Process.

Can building 103 be protected by 102 or 104 wet and dry systems? or will 103 need independent systems per floor.

A5. Building 103 can be connected to the Sprinkler System in the adjacent buildings.

Is there a preferred location where new valves shall be installed?

A5. The preferred location is near the existing sprinkler valves.

Q6. Reference 1.2.1.3 Due to the susceptibility of the stairwell(s) sprinkler pipes are to freezing, the stairwells may need to be evaluated for attachment to the Third-floor dry systems.

In order to bring the system up to code we will need to install new wet standpipes and drain lines in the exit staircases. Will the building envelope keep enough heat in the staircase to avoid freezing?

A6. This question will be answered during the Design Review Process

If the stairwells need to be Dry, do the stairwells need to be a Manual Dry standpipe that is fully dependent on the fire department connection, or will they need to be supplied from a dry pipe valve located off city water and assisted through the fire department connection?

A6. This question will be answered during the Design Review Process.

Q7. Reference 1.2.2.2 Removal and storage of suspended acoustic ceiling tile system (tiles, grids, and lights) as required to accommodate the demolition and installation of the sprinkler systems.

Will disposing of the existing ceiling grid and tiles and replacing them with new ceiling grid and tiles be acceptable. The existing grid and tiles have exceeded their life expectancy. The option of installing new materials will be more cost effective and will provide a higher-level finish ceiling.

A7. That option is at the discretion of the Contract

Is it acceptable to temporarily suspend the 2x4 lights in place and then reinstall them in the new ceiling grid system?

A7. Yes, that is acceptable only when the building occupants are moved to support the construction.

Q8. Reference 1.3.3.1.1 The project will be conducted in phases to facilitate the movement of tenants to the swing space provided in Building 104, Second floor. The swing space can accommodate 285 personnel at a time, with 270 cubicles, and 15 offices.

How many total people will need to be relocated to complete this project.

A8. Assume an occupant density of 9 people per 1000 square feet.

Is it acceptable to the government to dispose of the existing ceiling grid and tiles and replacing them with new ceiling grid and tiles? The existing grid and tiles have exceeded their life expectancy. The option of installing new materials will be more cost effective and will provide a higher-level finish ceiling.

A8. Refer to Question 7.

On the 3rd floor of the buildings there is drywall attached directly to the bottom of the wood roof trusses and won’t allow for the new piping to be concealed. Will exposed piping in areas with drywall ceilings be acceptable?

A8. Exposed piping in these cases is acceptable.

Q9. Reference 1.2.2.9.1 The contractor shall also update the MicroStation CAD drawings for the Simplex Central Fire Alarm Station, as required, due to changes in the location of the various Fire Alarm Detection Devices. The new drawings shall be uploaded to the Central Fire Alarm Station at the end of the project.

SOW?

A9. This requirement is separate from the Standard As-Built Drawings. These drawing are typically updated by

Simplex who responsibility for maintaining the Fire Alarm Systems. The Contractor will need to coordinate with Simplex for their requirements.
