RFI #6
Regarding the fire alarm system, the specs call for Class A circuiting, but the F-200 drawing on Fire Alarm Note 1 calls for Class B. Is the system to be class A or class B? If it is Class B, is the system still required to have conduit as per the class A spec or can it be run open cable? The Class A comment is in Specs, 28 31 64.00 10, Part 2 (Products) Section 2.1.1 (Operation). Class B Notes are of F drawings, F-200, Fire Alarm Notes 1.
Response The fire alarm system wiring shall be Class “A” and installed in conduit per specifications.
RFI #7
The spec’s mention the building will be occupied during the renovation. What sections/rooms of the building will be occupied? How many people will be occupying the building? How many phases should we anticipate? Please provide additional information on the extent of the occupancy of the building during the renovation. Spec section 01 14 00 Paragraph 1.1 c.
Response Currently there are two phases planned (G-101); the north half of the building for Phase 1 and the south half of the building for Phase 2. The building will be continuously occupied during construction. There are approximately 35 people occupying most parts of the building daily, with the population growing to 160+ people one weekend a month, occupying all parts of the building. Building occupants will work with contractor to determine occupancy that minimizes mission disruption and maximizes construction progress.
The building will remain occupied during construction. It is planned to have two phases as indicated in the drawings, see G-101. During Phase 1, the Phase 2 portion of the building will be occupied and vice versa during phase 2. The approximate number of occupants during the week will be 40, and on one weekend a month the building will be occupied by approximately 150 people on Saturday and Sunday. The building is not occupied during evenings. Operating hours are typically 6:30 to 17:00. Note: When Phase 1 work is ongoing and the restrooms are unavailable, the contractor shall provide sufficiently sized portable restroom trailer facilities for use by the occupants.

There is a cleaning and restoration masonry spec section. Is all existing masonry required to be cleaned and restored? This is a little vague. Spec section 04 01 20.70
Response All existing painted and exposed concrete masonry units are to be cleaned and prepped for painting. All existing CMU walls will be cleaned and prepped for painting in accordance with the manufacturer’s recommendation, apply 2 coats of paint to existing painted surfaces. Paint color to match existing. Patch and repair any damaged blocks and joints at existing walls. On newly constructed CMU block segments, use block filler and apply two coats of paint to match existing. Add additional coats of paint if needed to blend with the existing walls.
RFI #9
There is a steel window spec, but the plans do not indicate any new windows. Please clarify.
Spec section 08 51 23
Response There are new windows at Rooms 17B and 18 on the corridor wall. See revised drawings A- 101B for location and A-601 for frame type.
RFI #10
The plans require the existing skylights to be removed and reinstalled. Please confirm that the existing skylights meet current building code requirements for skylights? Is product information and the ICC-ES evaluation report for the existing skylights available? Sheet AD103 note 4.023.
This could be a liability if we reinstall something that does not meet current building code.
Response The decision has been made to replace the existing skylights with new replacements.
RFI #11
There is no specification provided for demolition. On a project like this there is typically a specification provided in Division 2 for Demolition or Selective Demolition. Can you provide a demolition specification?
Response Spec section 02 41 00 – Demolition as issued in Addendum 1.
RFI #12
Can you verify the contract duration? The solicitation states that the work shall be complete within 270 days after receiving the NTP. Specification section 01 11 00 Summary of Work, in paragraph 1.1.1 Project description, the last sentence states "It is estimated that this work will last 8 months for each phase.", which is 16 months (480 days).
Response The correct estimate for length of construction is 8 months for each phase.
RFI #13
Can you provide additional information on the translucent skylights? Are these the original skylights that were installed when the building was constructed? How old are the skylights? I have heard that these may be the original Kalwall skylights, and that they may be reaching the end of their expected service life. If this is true, should the skylights be replaced? If these skylights are over 20 years old, the process of removing and reinstalling them, could cause future problems.
Response The decision has been made to replace the existing skylights with new replacements.
RFI #14
Is the roof replacement part of Phase 1 or Phase 2, so that it is performed at the best time for weather?
Response Roof replacement can be performed in either phase, as determined by the contractor, to accommodate project schedule and conditions.
RFI #15

In reference to “Division 28 – Electronic Safety and Security,” the drawings show speaker only in some areas, however it doesn’t appear speakers are shown in all areas that would be needed for the mass notification. Are additional speakers needed to meet the intent of the design? If so, please clarify locations/requirements.
Response Refer to Sheet F-200 for Fire Alarm Symbols and F-201A and F-201B for device locations. E- 160 Series sheets do not indicate fire alarm, they are paging speakers.
RFI #19

Refer to “F” Series Drawings for fire alarm requirements. E-160 Series Sheets are not fire alarm.
RFI #20
In reference to “Division 28 – Electronic Safety and Security,” there are no pull-station shown on the drawings. Are we to just replace existing pull stations with new or will additional pull stations be required to meet code? Either way please provide as-built conditions for the pull stations.

RFI #21
In reference to “Division 28 – Electronic Safety and Security,” where are the new notification speakers to tie-back to? Shall they be tied to the fire alarm or existing public address system?
Response Refer to F-Series drawings for fire alarm requirements.

Per Demolition Drawing AD101B and AD101C, there is very little floor demolition noted, however Drawing Sheet A-602 shows new flooring (i.e. carpet, tile, VCT, etc.). Is the intent that new flooring is installed over the old flooring, in order to avoid removal of existing floor finishes?
Response All existing flooring is to be removed, prepare the subfloor and installed with the new material.
Areas that are exposed concrete and are to remain that way, will be stripped and resealed. Spec sections speak to surface preparation for the respective materials.
