About this file
This document is a collection of preventive maintenance checklists for HVAC equipment, specifically air handlers, heat recovery units, split-system air conditioning units, and fans.
The checklists detail standardized maintenance procedures for various equipment types at different frequencies: quarterly (QU), semi-annual (SA), and annual (AN). Air handler units are covered under codes A17QU (quarterly, 1 hour), AH01AN (annual, 8 hours), AH01QU (quarterly, 2 hours), and AH05AN/AH05QU (heat recovery units with annual and quarterly procedures). Split-system air conditioning units are addressed under codes AS02AN (annual, 2 hours) and AS02QU (quarterly, 0.5 hours). Fan coil units are covered under FC04AN/FC04QU (belt drive) and FC05AN/FC05QU (direct drive), with estimated maintenance times ranging from 0.5 to 2.5 hours. Standalone fans less than 7.5 HP are covered under FN34AN (annual, 1 hour), FN34SA (semi-annual, 0.5 hours), and FNS34QU (quarterly, 2 hours).
Each checklist specifies required tools, safety equipment, and materials; mandatory safety guidelines including lockout/tagout procedures, EPA refrigerant handling compliance, and manufacturer instruction review; and detailed maintenance procedures. Common procedures include filter inspection and replacement, coil cleaning and fin combing, bearing lubrication, belt tension and alignment checks, condensate drain cleaning, leak detection, vibration isolator inspection, and electrical connection verification. Annual maintenance typically includes more comprehensive tasks such as motor megohm testing, sensor calibration, rust removal and corrosion treatment, and operational testing in heating and cooling modes. All checklists require documentation of work in equipment history logs and reporting of any deficiencies to supervisors.
