About this file

This document is a set of 100% Construction Documents technical specifications prepared by Stantec Architecture for the Alaska Court System's Snowden Administration Building Facade Repair project, referenced as Contract Number SW-P-21-0005, Amendment #19.1. The specifications cover comprehensive exterior facade replacement work including demolition of existing siding, installation of new air barriers, thermal insulation, and cladding systems on the building located at 820 W. 4th Avenue in Anchorage, Alaska. The project scope encompasses multiple construction divisions including selective demolition, cast-in-place concrete curbing, bituminous dampproofing, thermal and moisture protection systems, aluminum-framed storefronts and curtain walls, glazed openings, porcelain tile installation, and exterior painting. The work is designed to accommodate Alaska's sub-arctic environment with wind loads of 135 mph (3-second gust) and seismic design parameters of Sds = 1.00g for Risk Category III structures.

The technical specifications establish detailed product requirements and performance standards across all building systems. Key materials include extruded polystyrene foundation insulation (Foamular NGX-250), mineral wool continuous insulation (CavityRock by Rockwool), phenolic-resin siding panels (MEG Quick Ship Program), fiberglass-reinforced plastic Z-girts (StrongGirt by StrongWell), aluminum storefront systems (Kawneer Trifab 451UT), and porcelain tile cladding with epoxy grout. The specifications mandate manufacturer qualifications demonstrating minimum five years of commercial installation experience and minimum two years of successful installations on similar civic/commercial buildings in sub-arctic environments. Contractor-provided structural design documentation must be sealed by a licensed Civil or Structural Engineer registered in Alaska. Manufacturer warranties include 10-year coverage for phenolic panels, 5-year warranties for curtain wall glass seals and finishes, and performance-based requirements tested in accordance with ASTM standards. Installation tolerances are specified at not more than 0.072 inch per 3 feet from true line, with air barrier continuity and proper drainage integration required throughout all exterior wall assemblies.
