About this file

The document is a Question & Answer (Q&A) Report for the Orange County, Florida Courthouse Elevator Modernization project (IFB-C No. Y24-747), which involves a comprehensive elevator modernization effort for the county courthouse. The project involves modernizing multiple elevator banks, including judges' elevators, with a bid response deadline of April 11, 2024. The scope includes replacing elevator components such as controllers, screens, machines, and communication systems, with an emphasis on transitioning to wireless technologies. Site visits were conducted on February 8-9, 2024, and the county anticipates a 36-month contract period that allows for material procurement and construction, with judges' elevators having first priority in the modernization sequence.

The estimated project cost is substantial, with indications of a $13 million budget. The project requires the elevator contractor to act as the prime contractor and will involve replacing equipment across multiple elevator banks, including wireless communication systems, destination dispatch systems, and elevator phone lines. Subcontractors will be subject to specific insurance requirements with sliding scale limits, and the county will provide maintenance contract details through separate documentation. The project includes interim, warranty, and long-term maintenance provisions, with the county noting that all elevators (including elevator E15 which requires no work) will be included in the maintenance contract. The county has built flexibility into the project timeline, acknowledging the complexity of the modernization effort and allowing for potential adjustments based on material procurement and construction needs.

In the event anolog line(s) are required to achieve a code compliant and functional project, those shall be furnished by Contractor as well. The county will pay for any monthly anolog phone service. 9. Interim Maintenance

Feb 6, 2024 11:25 AM

Question: Section 18000 beginning on page 54 refers to an interim maintenance period that is to begin prior to construction commencement but does not define "prior". Are we to provide interim maintenance from notice to proceed? Also, there is no specification as to what specific services are to be provided under the interim maintenance period. 10. Machine Room Access 6 Bank

Feb 15, 2024 5:17 PM

Question: During the walkthrough, access for equipment movement into and out of the “Six Pack” elevator machine room was a concern. Best location identified was just outside of the elevator machine room toward the roof access door on the machine room level, which aligns with just outside of the women’s bathroom on the 23rd floor. Access to the area in between was not available during the walkthrough. If it is possible, the cost offset may result in avoiding costly crane services. If it is possible and determined to be the best option, request the work be reflected on the A&E drawings.
