About this file

This document is a template for a special maintenance warranty agreement between a roofing manufacturer and building owner. The agreement provides for semiannual inspections and minor repair work on the roof for a period of 10 years in addition to the manufacturer's standard 20-year warranty. Key details include that the manufacturer will conduct visual inspections, dispose of debris, reseal terminations, patch blisters up to 1% of the roof area or 100 square feet, and repair up to 10 fishmouths or open laps. The owner must provide access and follow good maintenance practices. The manufacturer can terminate if the owner breaches maintenance obligations or replaces materials without approval. Liability is limited and no warranties beyond those in the original warranty are provided.
