About this file

This mechanical floor plan document, prepared by Florida Engineering Services for the City of Pembroke Pines Public Services Department, details the installation specifications for new cooling towers at the Pembroke Pines Charter School Academic Village Campus in Pembroke Pines, Florida. The project involves the installation of two new induced draft crossflow cooling towers (CT-1 and CT-2) with a combined capacity of 12,245.10 MBH and a total flow rate of 1,750 gpm, each equipped with 25 HP fan motors operating at 1,800 rpm and 460-3-60 voltage. The cooling towers must be mounted on existing concrete wall structures with final positioning aligned to existing chilled water supply/return piping terminations, and contractors must tie down the units per structural drawing specifications without rearranging existing piping. The project requires connection of new cooling tower motors to existing disconnect switches, replacement of sump water temperature sensors as necessary, system startup, and operational verification, with all work scheduled for completion within 75 calendar days from the Notice to Proceed, and a mandatory pre-bid meeting scheduled for July 24, 2025, with questions due by July 28, 2025, and bids due by August 12, 2025, at 2:00 pm.

The cooling towers must be constructed of 304L stainless steel with all hardware including distribution and collection basins, incorporate premium efficiency drive duty motors with shaft grounding rings, include vibration detection switches, achieve a maximum sound rating of 80 dba at 5 feet from the air inlet face, and comply with FBC-2020 Mechanical Sections 908.1 and 908.4 with CTI Certified STD-201 performance certification and engineered calculations from the manufacturer. The equipment must withstand hurricane force winds (138 PSF horizontal/109 PSF vertical), include FM certification for operation without dedicated fire protection systems, provide a one-year parts and labor base warranty plus an extended four-year factory parts and contractor labor warranty, factory-assisted startup, and 5-foot ladder extensions. The estimated project cost is approximately $448,000, funded through the U.S. Department of Energy's Energy Efficiency and Conservation Grant Program (EECG), with bidders required to be licensed general contractors with a minimum of five years of experience, provide proposal security of $10,000 or 5% of the total cumulative base amount, and obtain comprehensive insurance including general liability, workers' compensation, and auto liability with payment and performance bonds required for contracts exceeding $200,000.

New installation scope summary:

1- Install new cooling towers as specified. Set cooling tower on existing structure such that all piping connections line up with existing piping. Rearranging existing piping is not part of the scope of work.

2- Tie down cooling towers as specified in structural drawings.

3- Connect new cooling tower motors to existing disconnect switches. The variable frequency drives that control the motors are existing and located within the chiller water plan. Contractor to replace as necessary the sump water temperature sensor and wiring for proper system operation. All operating set point to remain as they are.

4- Start up new cooling towers. Verify proper operation.
