1.1. Description: Provide a viable roof inspection program that includes visual inspections of the roof system surface condition. Perform complete diagnostics of the roof system by a competent qualified inspector. Inspect flashings including, but not limited to, the metal edge system, base flashings on equipment and adjacent/adjoining walls, counter flashings and termination details, soil sacks, and vents, and inspection of roof top projections and equipment, but not limited to pitch pans, HVAC equipment, skylights and access hatches.

Provide roof inspection reports based upon regular and scheduled roof inspections. Develop a roof plan detailing the entire roof system, equipment, utilities, smoke stacks, vents, drains, etc. Use the standardized symbols and plan as provided per attachment (See Figure 1, Roofing Symbols and photos as needed).

Note: The preference is for the Roof Plan to be on an 8”x11” sheet of paper

1.2. Perform preventive maintenance on metal flashings components. Repairs are to include, but not limited to, incidental tears, splits and breaks in membrane flashings.

Contractor will repair all tears and splits with appropriate repair mastics and membranes. Open split flashings strip-ins will be repaired with appropriate repair mastics and membranes. Roof membrane repairs such as tears, breaks, splits, breaks, blisters, which threaten the roof integrity, will be cleaned, primed, and repaired with appropriate repair mastics and membranes. Voids in metal projections, i.e.

hoods/clamps shall be sealed. Unsecured rooftop equipment will be secured.

1.3. Leak response shall be performed on all repairs required to bring the roof system back to a watertight condition. It is desired that the leak response occur while it is still raining to determine the source of the leak. Leak response shall be within 24 hours of notification from any DeCA store listed.

1.4. Perform general housekeeping services. Remove debris, i.e. leaves branches, paper, etc. from the membrane. Remove debris from drains, gutters and scuppers.
