What is the annual or monthly value of the current contact for each site?

Location #2 - $16,547.00/ month

C.1.1.m. Are there grease interceptors associated with any of the kitchen drains? Is grease interceptor cleaning a contractor responsibility? No grease interceptors at location #2.

C.1.3.e. Is the contractor responsible for cleaning the kitchen range hood and associated duct system? If so, please provide the dimensions of the kitchen hood and the linear feet of duct.

Where does the duct exit the building? No range hoods at location #2

C.2.15 Consumable Parts – Is the contractor responsible for refilling the fuel tanks? Is fuel reimbursable to the contractor? If not, can you provide the average usage in gallons per year?

No fuel tanks at location #2 C.36.6. Please indicate the period (months) of seasonal operations for the chillers and boilers in both buildings. Same as at location #1

C.40.4. Is the 5 hours of miscellaneous work and up to $25 for parts and supplies for the entire contract or per building, and is it per month or per year?

C.42.11 Emergency and Standby Power Systems - If trained by our generator subcontractor, will the Operating Engineers be allowed to perform the weekly/monthly Generator Run?

No emergency or standby power at location #2

C.42.2. As the Building Inventory Lists for both facilities are somewhat convoluted, please provide the latest Fire Alarm Inspection and Test Reports for both buildings.

Attached to email.

C.42.3. As the Building Inventory Lists for both facilities are somewhat convoluted, please provide the latest Water-based Fire Suppression Test Reports for both buildings.

Attached to email.

C.42.13. Who is responsible for paying for the telephone lines for central station monitoring?

GSA

H.15. 3.1. What will the contractor be allowed to perform in regards to the Fire Alarm Panel?

Will we be able to reset the panel for minor trouble calls? Will be able to disable any alarms when a subcontractor performs work and requires a temporary disabling of certain alarms? Or will you require that we bring in a subcontractor every time we get an alarm?

O&M can reset the panel for minor trouble calls.

H.15.3.2. If trained by a NICET level 2 technician, will the Operating Engineers be allowed to perform the weekly/monthly fire pump test? No fire pump at location #2

H.15.3.3. Are all journeyman operating engineers currently trained under this solicitation provision? If not, how many operating engineers of the current workforce need to be trained?

Yes. Both locations

H.15.3.9. This paragraph requires that technicians involving the inspection, testing, and maintenance of the electrical switchgear must meet the qualification requirements of the American National Standards Institute/International Electrical Testing Association ETT-2000, Standard for Certification of Electrical Testing Technicians and hold at least a Level 3 or 4. In the context of Hammond and Grant facilities, please designate those electrical items the GSA regards as switchgear.

Location #2 switchgear includes the metal enclosed switch located in the basement electrical service entry room as well as 3 phase main distribution panels (non-molded case circuit breaker panels)located on each floor.

Exhibit 5, Building Information Sheet. Both buildings had switchgear and IR performed in 2014.

Presumably this is 3-year electrical testing and associated IR per the 2012 GSA PM Guide. Does GSA also require visual, mechanical, electrical testing, and IR per the GSA PM Guides on those items of electrical equipment so specified for annual service? For instance, the automatic transfer switches under Guide ELEC-ATS-01-01Y require annual service, to include electrical testing and IR. There are similar items of electrical equipment in both Hammond and Grant facilities.

Location #2 has no transfer switch.

Exhibit 5, Eddy Current Test at Hammond. McQuay chillers have unique eddy current test properties, and the model number and serial number of the chillers is not sufficient to estimate eddy current costs. Please provide the model number of the condenser and the evaporator in each unit. That is a total of 4 model numbers and 4 serial numbers, and they are necessary for eddy current price test estimation.

No eddy current tests performed at location #2

Exhibit 5, Fire Extinguisher Periodic Services. The information on the Building Information Sheet for both locations indicates that 2, 5, & 12 year services were performed in 2013. Since the cost of 12 year hydrotest is approximately twice that of the 6 year service, please provide the following information for each location:

a. How many extinguishers of what capacity received 12-year hydrotest in 2013?

b. How many extinguishers of what capacity received 6-year periodic service in 2013?

If less than all extinguishers received service in 2013, how many of these extinguishers are scheduled for hydrotest and when are they scheduled, and how many extinguishers are scheduled for 6-year service and when are they scheduled?

Location #2: 34 dry chemical extinguishers / size 2. One CO2 hydrosatated in June
