SCOPE OF WORK
Project Name: Flight line Control Tower Windows

1. GENERAL DESCRIPTION
1.1 The contractor (Ktr) shall provide all design, labor, materials, and supervision to demolish and replace existing windows at building 10. There are 16 windows to be replaced in the tower and 16 windows in the cab at the top of the control tower. Contractor shall comply with codes and standards to include:

1.2 Contractor shall have approved drawings and submittals for all materials prior to any new work or installation of equipment, including accessory items. Contractor shall review existing as-built drawings and make corrections to apply with proposed new scope designs with final review by government for approval. All work must comply with environmental laws and regulations, including abatement of any hazardous materials. Operations of the control tower are conducted 24/7 so work is best started as earliest as possible in the day to avoid as much interference as possible. All work to be completed, is to be coordinated through CE with flight control tower so that they may continue work while construction is taking place. Contractor shall provide a phase plan prior to start of construction. Aside from that contractor should only remove windows that can be replaced within the same days work. Contractor will be responsible to provide all proper equipment to complete demolition and construction to include proper fall equipment as there is no tie off system on the roof.
Prior to construction contractor will need to obtain approval for lift equipment “Tac W” through Base Civil Engineering as well as providing a primary and alternate laydown yard.
To obtain approval processing time may take up to 6 months. Approval process for laydown and Tac W shall be started immediately after award. Any blocking of views or excessively loud noise in cab will need to be coordinated ahead of time.
2. TESTING
2.1 Contractor to conduct hazardous testing of mold and a leak test for the entire exterior of facility, immediately after the notice to proceed and prior to mobilization. Contractor shall provide test results/reports/findings to the government. Contractor shall assume that mold is present and account for this in their bid for mold to be abated.
3. DEMOLITION & CONSTRUCTION
3.1 Based off the results of the leak test report, contractor shall demolish old windows to include frames and window assemblies. Refer to attachment 1 & 2 for all windows highlighted in yellow needing to be addressed.
3.2 The tower cab consists of 16 windows to be removed for replacement, and are approximately 6’x 7’ in size. Frames to remain and glass shall be replaced.
3.3 The 8th floor has 7 south facing windows within the entire window assembly that need to be replaced and 7 west facing windows within the entire window assembly that need to be replaced. The window assemblies are 48” x 296”. Contractor to demolish and replace approximately 49 LF of counter space in window sills.
3.4 The 6th floor has 1 south facing window, and 1 west facing window that need replacement.
The windows are 42” x 42” in size.
3.5 Gypsum board around windows as well as stucco siding will need to be removed and or refinished at places of damage and where water intrusion occurs. Paint shall match existing finishes and be preapproved by BCE.
3.6 Contractor shall install new dual window shades on eighth floor. Any existing window shades in cab shall be removed and reinstalled. Contractor will be responsible for any damage to existing window shades.
