About this file
This file contains architectural drawings and code compliance documentation for a renovation project at West Virginia University's Evansdale Crossing facility located at 62 Morrill Way in Morgantown, West Virginia. The project involves renovations to the third and fourth floors of the existing five-story building to support a new testing center, associated offices, meeting rooms, and support spaces. The total building floor area is 102,342 square feet, with renovation work affecting approximately 12,280 square feet across the third and fourth floors. The building is classified as Type II(222) fully sprinklered construction with mixed occupancy classifications including business use and assembly use areas. The architectural drawings include existing condition plans, demolition plans, new work plans, reflected ceiling plans, and enlarged interior elevation details for restrooms and kitchen facilities.
The project must comply with multiple applicable codes including the West Virginia State Building Code and 2021 International Building Code, along with referenced standards for life safety (NFPA 101 2021 Edition), accessibility (ICC/ANSI A117.1-2017), energy (ASHRAE 90.1-2013), plumbing (IPC 2018), mechanical (IMC 2018), electrical (NEC 2017), and fire suppression (NFPA 13). Key code compliance requirements include a maximum travel distance of 300 feet from sprinklered areas, dead end limit of 50 feet, common path travel of 100 feet, and at least two means of egress required from each floor. The third floor renovation encompasses 11,729.18 square feet with a calculated occupancy load of 367 persons, while the fourth floor renovation affects 551.04 square feet. Wall assembly types include new and upgraded one-hour fire-rated partitions, and specific interior wall assemblies are detailed for construction. The drawings are marked as progress drawings not for construction and were prepared by Omni Associates, Architects in Fairmont, West Virginia, as of October 21, 2025.

THIS PROJECT
A. See plans and sections for wall, roof, and floor assembly location and type selections.
B. All U.L. rated systems shown or referenced in these construction documents shall be installed according to the specifications as shown in the current version of the official U.L. system reference tool, such as “U.L.
Product iQ”. U.L. systems are not fully detailed and therefore it is the contractor’s responsibility to reference the system to become fully aware of all the detailed requirements. To ensure compliance, the contractor is required to submit a shop drawing of each type of system showing details and components. Any alternative systems must be approved during the bidding process.
C. Wall types do not include finishes, U.N.O. See room finish schedule and \ or interior elevations for finish information.
D. All interior partition types shall be type 'SF1A' unless noted otherwise.
E. Walls surrounding tubs, adjacent to sinks and toilets or where wall tile is to be applied shall have moisture-resistant gypsum wallboard in lieu of GWB shown on wall types (match GWB thickness).
F. See code compliance sheet for location of walls of fire-resistive construction. All walls of fire-resistive construction shall extend to underside of floor or roof deck above. All rated walls are to be constructed in accordance with noted assembly designs to the standards of the applicable testing agency.
G. In all cases, the partition with the greater fire rating shall be continuous through wall intersections.
H. All penetrations through walls, floors and between curtainwall and floor shall be sealed with firestopping material as required to achieve the respective fire-resistive rating and smoke stoppage.
I. Fire rated enclosures around all steel columns shall be continuous from floor to underside of deck above for each level.
J. Provisions shall be made at all full height nonbearing walls for 1-inch vertical movement of the building structure without transfer of compressive loads to wall. Fill irregularities between top of wall land deck above with fire safing insulation or firestopping materials as required to meet fire rating of respective walls. See detail for stud walls and structural for CMU walls.
K. Scribe gypsum board of walls and partitions to irregularities of deck above.
Seal tightly around any penetrations.
L. Control joints in gypsum wall board to be spaced no more than 25'-0" apart, and are to be aligned to fenestration edges when possible.
M. Interior walls where sound batts are indicated are acoustic walls, and should be sealed accordingly. Maintain specific STC ratings where noted.
Walls enclosing restrooms and private offices shall always be insulated to prevent sound transmittance.
N. All partitions enclosing toilet rooms and mechanical rooms shall have sound insulation.
O. Where steel stud walls do not extend to structure, provide brace at centerline of door openings.
P. Wall types do not show blocking or bracing within the wall. The contractor is responsible for anticipating where blocking and bracing will be required to meet the design intent. Certain types of blocking (such as untreated wood) may not be allowed by code to be used in all types of construction.
Confirm with architect that planned blocking methods are acceptable.
Locations for blocking include, but are not limited to:
- wall-mounted counters and cabinets
- wall-mounted accessories and equipment
- door hold-open devices, closures and stops
- toilet room partitions and accessories
- televisions and mounting brackets
- other locations as required by architect and industry standards

A. Coordinate all demolition/phasing efforts with the architect, engineer and owner's representatives. Every effort shall be made to minimize disruption of adjacent operations and to ensure public safety and safe working conditions. Excessive noise or vibration shall be pre-approved and coordinated with the owner's representative.
B. Coordinate with the owner any pre-approved disruption and verification of service within the existing building so as to minimize the disruption of service.
C. Provide temporary dust partition protecting access enclosures where noted and as directed by the owner or architect around all areas of work to prevent the spread of construction debris and dust. Temporary partitions to be constructed prior to start of the demolition work. Isolate any demolition/construction work from the general public and maintain means of egress throughout the work.
D. Maintain a secure, weather-tight enclosure at the exterior of the existing building throughout the demolition/construction portion of the work in that area. Building security shall be coordinated with the owner.
E. Verify all existing conditions, dimensions, and elevations and notify the architect-engineer of any discrepancies.
F. Remove in their entirety all existing walls, doors, millwork, plumbing fixtures, etc. as required to execute the demolition/construction work described by the architect-engineer.
G. Remove all demolition materials from the site unless noted otherwise. The owner shall reserve the right to salvage any materials.
H. Provide protection for all existing building materials and equipment from damage due to any demolition or construction-related incident performed under this contract.
I. Repair or replace any walls, floors, or equipment damaged as a result of demolition or construction to match existing finish and/or condition.
J. The contractor shall coordinate with the architect-engineer any materials to be reused and will be responsible for verifying and maintaining the functional and aesthetic integrity of the materials.
K. Verify and maintain the location of existing power, communication and data cables so as not to inadvertently interrupt the continuity of their service.
L. Patch all floor and ceiling penetrations resulting from removal or rerouting of new or existing piping, ductwork, conduit, etc...as required to maintain fire separations. Finish as required for new or existing adjacent surfaces.
M. Cap all disconnected mechanical piping lines within the wall or floor. Patch and finish as required to match new or existing adjacent surfaces.
N. See MEP drawings and notes for further sequencing and scope of work.
O. Avoid any disturbance of soils within the zone of influence around existing footings and floor slabs as directed by soils engineer.
P. Remove portions of existing concrete slabs as required for new mechanical, electrical and/or plumbing work. Coordinate locations and sizes with mechanical, electrical and/or plumbing installers. Patch concrete slabs to match existing. Install vapor barrier prior to pouring slab.
Q. Contractor to remove all unnecessary or abandoned piping, conduit and wiring that is accessible without additional demolition.
R. Areas showing the removal of walls to be properly shored up, if necessary. The contractor is responsible for determining which areas are to be shored and the structural integrity of such shoring.
S. Notes showing demolished conduit, gas lines, waterlines and air lines assume demolition of entire line referenced.
T. Remove and or reinstall ceilings as required by mechanical, electrical or plumbing ceiling work in areas where no architectural demolition work or limited demolition work is being done. Reinstall ceilings and patch to match existing.
U. Any demolition work necessary on floor above or below (demolition required to install new work) shall be scheduled with the owner. Any finishes disturbed or damaged as a result of demolition or installation shall be patched or replaced to match existing finishes.
