About this file

This document is an insurance requirements exhibit (Exhibit F) from the Texas Historical Commission (THC) for Construction Manager at Risk (CMR) contractors working on the Magoffin Home State Historic Site Structural Repairs to the Visitor Center project (RFP# 808-25-250510). The document outlines comprehensive insurance coverage requirements for contractors, including workers' compensation and employers' liability insurance ($1M per accident, disease per employee, and disease policy limit), commercial general liability insurance ($1M per occurrence, $2M aggregate), asbestos abatement liability insurance if applicable ($1M per accident/disease per employee/disease policy limit), business automobile liability insurance ($1M combined single limit), all-risk builder's risk insurance (100% of contract sum), and umbrella liability insurance ($1M).

The insurance requirements specify that contractors must maintain coverage throughout the project and warranty periods, with specific provisions for policy endorsements naming THC as additional insured. All insurance must be written by companies licensed in Texas with an A.M. Best rating of A- or better. The document includes detailed requirements for deductibles, self-insured retentions, occurrence policies, and notification requirements for policy changes or cancellations. THC reserves the right to review and modify insurance requirements based on statutory law changes, court decisions, or claims history, with equitable adjustments made to the contract sum for any additional costs.
