About this file
This technical specification document is for the City of Gainesville, Florida, detailing preventative maintenance requirements for chillers, boilers, and cooling towers at multiple municipal locations including City Hall, Old Library Building, Thomas Center, and Gainesville Police Department Headquarters. The project involves comprehensive maintenance services for a total of seven chillers (five air-cooled and two water-cooled), two natural gas boilers, and two cooling towers, with specific monthly, quarterly, and annual inspection and maintenance tasks for each equipment type. The maintenance scope includes visual inspections, operational checks, cleaning, leak detection, electrical system assessments, and documentation of system conditions, with contractors required to provide written reports and repair recommendations after each inspection.
The contract opportunity seeks qualified Florida State Licensed mechanical contractors to perform routine preventative maintenance, with contractors responsible for providing all necessary equipment, labor, and tools. Contractors must maintain a safe work environment, follow regulatory guidelines, prevent property damage, and obtain city representative approval before performing additional work. Sub-contracting is permitted with written Facility Manager approval, and contractors must provide advance notice for non-emergency work that might interfere with city operations. The technical specifications detail precise maintenance protocols for each equipment type, including specific tasks for air-cooled chillers, water-cooled chillers, cooling towers, and natural gas boilers, with equipment brands and models including Trane, Carrier, Lochinvar, Teledyne-Laars, and B.A.C.
