Supplemental Specifications
The following Construction Specifications are provided by the Government of the Virgin Islands of the United States.
The following technical specifications may have language that does not apply to the work in this contract.
Review the entire specification document and perform work as described in accordance with the applicable Section’s Construction Specifications. Disregard any specification language that does not pertain to the work described in contract.
Final location of items will be determined in the field, as directed by the CO.

SECTION 02810
IRRIGATION
PART 1. GENERAL
1.1 APPLICABLE DOCUMENTS:
A. The Contract, Plans and Specifications shall govern this project during the installation, guarantee and maintenance period.
B. Related Sections:

1.2 SCOPE OF WORK:
A. The work specified by this Section of the Specifications consists of furnishing all labor, machinery, tools, apparatus, means of transportation, supplies, equipment, materials, services and incidentals necessary to complete the work as indicated on the Plans and in the Specifications, as well as all other related responsibilities, including all changes and repairs incident thereto.
B. The work shall include, but not be limited to, furnishing materials (pipe, valves, sprinkler heads, fittings, controllers, primer, glue, layout protection to the public, excavation, assembly, installation, backfilling, compaction, repair of road surfaces, installation of all electrical service (power to all equipment as well as low voltage control wire to valves), testing, cleanup, maintenance and guarantee.
C. Investigation of Subsurface Conditions:
1. The contractor shall be responsible for making site subsurface investigations and examinations as he chooses in order to determine the character of the existing material and the construction conditions under which he will work.
2. No separate, additional compensation will be granted because of any unusual difficulties which may be encountered in the execution of any portion of the work.
D. The Plans are not complete unless accompanied by these specifications.

1.3 DESCRIPTION OF THE SYSTEM:
A. The system is a fully automatic system operated by Rainbird automatic controllers (model ESP 40MC). The controllers will be located at the direction of the project manager – at or near the water connection location.
B. The water sources are shown on the plans as "connection points". They are City water and must have backflow prevention as per code.
1.4 QUALITY ASSURANCE:
A. The Landscape Architect shall have the right, during any phase of the work operations, to reject any and all work and materials which do not meet the requirements of the plans and specifications. Rejected work and materials shall be immediately removed from the project area and replaced with acceptable work and material within ten calendar days or as approved in writing by the Landscape Architect.
B. Responsibility for Assuring Quality Work:
1. The Contractor's superintendent shall be competent, experienced as a superintendent, speak English and be well versed in plan and specification interpretation and coordination with other contracts or services in the project. The superintendent shall act as the Contractor's authorized agent in all communications with the Landscape Architect.
2. All employees shall be competent and highly skilled in their particular job in order to properly perform the work assigned to them. The contractor shall be responsible for maintaining the quality of the material on the project.
C. Correct Grade or Quality of Materials:
1. Any supplier of materials misrepresenting the grade or quality of their materials (i.e. a higher grade than they are), as determined by the project architect, shall not be allowed to supply any material for this project. All material already supplied and received from such a supplier shall be removed and replaced at no additional cost to the Owner. This requirement for removal and replacement shall also include and installed materials. No further material will be accepted from such supplier until written evidence is submitted and confirmed that all material for delivery is of the grade or quality represented.
D. Inspections:

2. Inspections shall be requested by the contractor, in writing, 48 hours in advance of the inspection.
3. The fact that the project architect has not made an early inspection and discovery of faulty work or work omitted, or of work performed which is not in accordance with the contract requirements, shall not bar the architect from subsequently rejecting such substandard work.
1.5 MATERIAL DELIVERY AND HANDLING:
A. Movement of material shall comply with all Federal, State, and local laws, regulations and ordinances.
B. Transport materials on vehicles large enough so that materials will not be crowded and damaged.
C. The Contractor shall exercise care in handling, loading, unloading, storing and transporting all material to prevent damage. The Contractor shall assume full responsibility for protection and safekeeping of materials stored.
1.6 SUBMITTALS:
A. Two copies of manufacturer's specifications and installation instructions for equipment and material required including data substantiating that proposed materials comply with specified requirements. This shall be approved by the Landscape Architect before the material is delivered and installed on the project.
B. Written request for approval to substitute a material's type, grade, quality, size, quantity, etc. due to the non-availability of the material specified. Request shall be submitted within 14 calendar days after the preconstruction conference.
Approval must be given, in writing, by the Landscape Architect before the material is delivered and installed on the project.
C. Submit prints of Shop drawings for any special conditions not covered in the details indicated. This shall be for approval by the Landscape Architect before they are installed on the project.
D. Submit completed "As-Builts" upon completion of the work.
E. Upon completion of the work, submit copies of the manufacturer's data sheets, parts manuals, operational manuals and maintenance manuals for the controller and other equipment. This package shall be submitted and approved prior to final inspection.
1.7 SUBSTITUTIONS:
A. Substitution of material will only be permitted upon submission of documented proof that the particular material specified in not obtainable. Substitutions shall be approved in writing by the Landscape Architect before the installation of any substitutes.

1.8 GUARANTEE:
A. The irrigation system shall be guaranteed for a minimum of one calendar year from the time of final acceptance. All manufacturers guarantees shall be turned over to the Owner as a condition of final acceptance.
1.9 SIZE, QUALITY AND GRADE OF REPLACEMENT:
A. Replacement material shall be of the same quality and grade as that of the material to be replaced.
B. Replacements shall be guaranteed for a period equal to the originally specified guarantee. This guarantee period shall begin at time of acceptance of the replacement.
C. Final payment to the contractor shall not relieve him of the guarantee obligations.
1.10 PLAN AND SPECIFICATION INTERPRETATION:
A. On the plans, figured dimensions shall govern over scaled dimensions. If any error or discrepancy is found in the plans and specifications, the Contractor shall bring the error or discrepancy to the attention of the Landscape Architect for an interpretation and decision. In resolving conflicts between the plans and specifications, THE PLANS SHALL GOVERN over the specifications. The Landscape Architect shall have the right to correct apparent errors or omissions in the plans and specifications and to make such interpretations as he may deem necessary for the proper fulfillment of the intent of the Plans and Specifications.
B. The irrigation system indicated on the plans is drawn for clarity and is essentially diagrammatic. Sprinkler head spacing shown on the plans shall not be modified unless approved in writing by the Architect.
1.11 AS-BUILT DRAWINGS:
A. Prints of the plans prepared by the Landscape Architect will be supplied to the
Contractor for recording "As-Built" information. In addition, the Contractor shall have a set of prints of the shop drawings prepared by the contractor, sub-contractors, etc. for recording "As-Built" information. These prints shall be kept at the job site at all times.
B. Immediately upon installation of any work which deviates from what is shown on the prints, the Contractor shall clearly indicate such changes in red pencil on the prints. Such changes shall include, but not be limited to, changes in (1) material,
(2) sizes of material, (3) location, and (4) quantities. Dimensions shall be used where required, such as, but not limited to, underground utilities.

C. Upon completion of the work, the completed set of "As-Built" prints shall be delivered to the Owner for review and approval.
1.12 PERMITS AND CODES:
A. The contractor shall procure all necessary permits to accomplish all of the work.
B. The contractor is responsible for performing all work in accordance with all applicable regulations, ordinances and code requirements from the appropriate jurisdiction in which the project is located.
1.13 CHANGES AND ADDITIONAL WORK:
A. The contractor shall not start any changes or additional work on the project until a written agreement setting forth the adjusted contract amount has been executed by the Owner and the Contractor. Any work performed on any changes or additional work prior to the execution of a written agreement, may or may not be compensated for by the Owner.
1.14 "JOB SITE:", "PROJECT SITE" ETC.:
A. The words "job site", "project site", "project", "site" shall be synonymous with one another when used in these documents.
1.15 SAFETY:(On and Off the Project Site)
A. In performing the scope of work, all safety on or off the job site shall be the sole responsibility of the Contractor. The Owner and Architect shall NOT be responsible for safety on or off the job site. The architects "on site" observation or inspections shall be only for the purpose of verifying that the Plans and Specifications are being implemented properly. The architects "on site" observations are NOT for safety on or off the project site.
1.16 INSPECTIONS:
A. The Landscape Architects inspections or "on site" observations shall be only for the purpose of verifying that the plans and specifications are being implemented properly. These inspections or observations are NOT intended to be take charge, direct, run or manage the implementation of the plans and specifications nor are they to be construed to take charge, direct, run or manage the Contractor while he is performing the scope of work indicated in these specifications.
1.17 PAYMENT FOR ADDITIONAL SERVICES:
A. The contractor shall pay for any services or additional services performed by the architect which resulted from actions by the contractor, such as, but not limited to, improper performance, lack of performance or noncompliance with the plans and

02810 - 59 specifications. Such services or additional services shall include, but are not limited to:
1. Repeated inspections and construction management related to the completion of any "punch lists".
2. Repeated inspections and construction management related to defective or unauthorized work.
3. Inspections and construction management related to tests which repeatedly fail.
4. Inspections of materials or work which are found to NOT to be within an acceptable, normal and reasonable deviation or variation from the plans and specifications.
5. Inspections requested by the contractors which turn out to be premature inspections. This also includes any construction management related to these inspections.
PART 2. MATERIALS
2.1 CONDUIT:
A. Conduit shall be Sch. 40 PVC, U.L. approved and labeled as "conduit". Size as required by code based on number of wires enclosed, or as shown on the plan, which ever is larger in size.
2.2 CONTROLLER (Time Clock)
A. There shall be Rainbird controllers which that shall be computer (solid state)
Rainbird ESP controllers. It shall be capable of operating stations independently of each other. It shall have a Ni-Cad battery back up to prevent loss of time in the event of a power outage. It shall have a non-volatile memory to prevent loss of program in the event of a power outage. It shall be equipped with all lighting and surge protection. Grounding shall be according to the manufacturers recommendation – NOT through the building grounding grid. Equipment case shall be weather tight and lockable. It shall be located at or near the connection point or as directed by the project manager.
2.2 GATE VALVES:
A. 4 inches or smaller shall have bronze body, bonnet and disc, ASTM B61 or B62.
Double disc, rising stem, inside screw, 125 pound WSP. They shall be hand wheel operated and installed in a valve box with cover.
2.3 PIPE:
A. PVC: All pipes shall be Polyvinyl Chloride (PVC) Schedule 40. All pipes shall be new and free from defects and shall be continuously marked indicating size, schedule type and Department of Commerce Standard Reference. Pipe shall be

02810 - 60 furnished in standard length of twenty (20) feet.
B. Above Ground Pipe: All pressure mains which are exposed to possible damage, such as above ground, shall be threaded end, standard weight, Brass, Bronze, soldered Copper pipe, or welded ductile iron pipe.
2.4 PIPE FITTINGS:
A. All PVC solvent weld fittings shall be PVC Schedule 40 fittings which are new and free from defects. Primers, cleaners and solvent glues shall be compatible with each other and with the pipe and fittings.
B. All sprinkler heads shall be connected to the supply line with flexible "poly pipe" or with PVC swing joints. All connection to the sprinkler heads and to the sprinkler lines shall be threaded fittings. Swing joints 1" and larger shall be manufactured assemblies with pressure tight O-ring seals with a pressure rating of 200 PSI or greater.
2.5 SLEEVES:
A. Sleeves shall be Schedule 40 PVC unless noted otherwise on the plan. Sleeves shall extend 24 inches on either side of pavement. The end of the sleeves shall be marked and capped to prevent foreign material from entering the sleeve. Sleeves under walks shall extend a min. of 6 inches into the landscape area, and shall be marked and capped.
2.6 SOLVENT/GLUE:
A. Shall be slow drying, heavy duty PVC solvent/glue and must be compatible with the pipe and fittings being used in this installation.
2.7 SPRINKLER HEADS:
A. Pop-up spray heads in grass areas. Rainbird No.1806 6 inch pop-ups or 1812 12" pop-ups with series 10 nozzles, or as specified on the plans.
B. Pop-up rotor heads Rainbird T-Bird 4" pop-up sprinklers. Nozzle as indicated on plan.
2.8 IRRIGATION CONTROL WIRE:
A. All irrigation control wire from the controller to the electric valves shall be UL approved PE irrigation control wire. Wire shall have a solid copper conductor insulated, and be sized in accordance with the equipment manufacturer's specifications based upon a relationship between the number of valves and their

02810 - 61 distance from the controller. In no case shall the wire be smaller than 14 gauge for the control wire and 12 gauge for the common or bond wire. Only one valve shall be operated by each control wire. All wire shall be brought back to the controller location.
2.9 VALVES:
A. Electric Control Valves are to be 24 volt actuated diaphragm valves Rainbird
PGA series or Hydro-rain 100-FC series (size as shown on plan) with flow control. Each valve shall be installed in a separate valve box so that they may be easily located and serviced when necessary. Use bottom inlet on valve.
B. Gate Valves - Matco 10RT with resilient wedge, NRS ring-tite ends, and 2" operating nut or equal in valve box, same size as main. Valves are to be installed in a separate valve box so that they can be easily located and serviced.
C. Gate Valves - 2" and under are to be wedge disk, non-rising stem handwheel operated valves. Valves are to be installed in a separate valve box so that they can be easily located and serviced.
2.10 VACUUM BREAKER:
A. Vacuum breakers, backflow preventors or any valves which may be required by code are the responsibility of the contractor and shall be installed as part of this contract and at no additional cost to the Owner. All above ground pipe shall be brass, bronze, copper, or welded ductile iron.
2.11 VALVE BOXES:
A. Valve boxes shall be made of structural plastic such as manufactured by Ametek, Nelson or Carson Industries. Top must identify the valve as "Irrigation Control Valve" on the cover. Valve box size is approximately 15" x 10" rectangular.
2.12 WIRE CONNECTORS:
A. All splices in irrigation control wire shall be accomplished using 3M DBY Direct
Bury Splice Kit, or approved equal, installed as per manufacturer's instructions and must meet all applicable electrical codes.
2.13 RAIN SHUT OFF DEVICE:
A. Mini-Clik as supplied by Glen-Hilton. Mounting location shall be (at location close to controller) selected by the landscape architect. Device shall not be in an area where it will be subjected to water from this sprinkler system. Alternate devices may be considered. They must be approved in writing by the landscape architect prior to installation.

2.14 SWING JOINTS:
A. Spray heads shall be connected to the main line with barbed ells. ½” MIP and flex pipe, or funny pipe. Ells and flex pipe shall be of the same manufacture to prevent incompatibility of the connection.
B. Any connection 1” or greater shall be a manufactured swing joint with O-rings.
Lasco or Dura or equal.
PART 3. EXECUTION
3.1 INSPECTION OF THE SITE:
A. Utilities:
1. The work area may have existing utilities, such as, but not limited to, telephone, electric, sewer, cable TV, gas and drainage. The location of some of these existing utilities may or may not have been located on the plans. However, no guarantee is implied that the plans are accurate or complete. It shall be the responsibility of the contractor to verify the location of all such utilities, structures, etc., by hand excavation or other appropriate measures before performing any work. The contractor is responsible for the damage caused by his work to any utilities, structures or other facilities.
2. The contractor shall take immediate steps to repair, replace, or restore all services to any utilities or other facilities which are disrupted due to his operations. All costs involved in the repairs and restoring disrupted service resulting from negligence on the part of the contractor shall be borne by the contractor and he shall be fully responsible for any and all claims resulting from the damage.
3. Should utilities, structures, etc.., be encountered which interfere with the work, the architect shall be consulted immediately in order for a decision to be made on the relocation of the work so it will clear the obstruction, if the obstruction cannot be relocated.
4. The contractor shall not purposefully disrupt or disconnect any type of utility whatsoever without first obtaining the written permission of the Owner. Requests for disconnection must be in writing and received by the Owner at least 72 hours prior to the time of the requested interruption.
3.2 GRADES:
A. It shall be the responsibility of the contractor to provide the backfilling, consolidation of fill and grading of his trenches so that the final level conforms to surrounding grades. Existing or proposed drainage patterns shall NOT be modified by this contract.

3.3 PREPARATION AND LAYOUT:
A. Modifications due to Field Conditions: If conditions occur on the project that might cause changes to the system, those proposed changes shall be presented as shop drawings by the contractor. Review and written approval by the architect must occur prior to any modification in the field.
B. Layout of Main and Laterals: The sprinkler main lines and all laterals shall be laid out by the contractor and approved, if necessary, by the architect prior to excavation. Any adjustment or modification which requires approval by the architect shall be done prior to the excavation operation.
C. Sprinkler lines under paved areas shall be in sleeves or as specifically noted on the plans. The sleeves shall extent two feet beyond all paved traffic areas (roads and parking) and plugged to prevent the intrusion of dirt and debris. The sprinkler line shall be placed inside the sleeve prior to the installation of the sleeve.
D. Layout of Sprinkler Heads: All sprinkler head locations shall be staked by the contractor and approved, if necessary, by the architect prior to installation to insure uniformity and correctness of both pattern and coverage. If there is a discrepancies in the site and the drawings it shall brought to the attention of the Architect by the Contractor so that corrective action can be taken prior to any installation.
E. Valve Locations: The location of all valves shall be in landscape areas. The location of all valves shall be staked by the contractor and approved, if necessary, by the architect prior to installation to insure ease of access for maintenance and to insure that they do not conflict with other elements on the project. Each valve shall be installed in a separate valve box.
F. All components such as vacuum breakers and exterior controllers shall be located in landscape shrub masses such that they can be screened and will not be generally visible.
G. Irrigation Plans: The irrigation system indicated on the plans is shown for clarity and is essentially diagrammatic. Spacing of the heads shown on the plans shall not be modified unless approved in writing by the architect. Irrigation pipe and other equipment shown in paved areas is shown for clarity. It shall be installed in the landscape areas.
3.4 PIPE INSTALLATION:
A. MINIMUM DEPTH OF COVER: The minimum depth of cover over piping shall be 24 inches for mains, road crossings and control wire conduit, 12 inches for laterals. In rocky area, the trenching depth shall be two inches below normal trench depth to allow for a 2 inch bed of sand below the pipe. There shall be NO rock larger than 1/2 inch in contact with PVC pipe. If contractor cannot provide

02810 - 64 backfill material, then sand shall be used to provide at a minimum of 6" cover over the PVC line. The contractor shall use backfilling equipment that will compact backfill to its original density. The contractor shall barricade or light the excavation and take any precautions necessary to protect the public.
Objectionable materials such as concrete, asphalt, limerock, brick and rock that are encountered, shall be removed from the project by the contractor.
B. PVC Pipe Assembly: Solvent Weld
1. All PVC pipe shall be cut to the proper length prior to assembly. The cut shall be neat and square, 90 degrees to the axis of the pipe. Prior to assembly, the cut end shall be de-burred, inside as well as outside. The fitting and pipe end shall both be cleaned with PVC cleaner. Solvent weld pipe, 3" in diameter and larger, shall be primed with a PVC hi-etch primer prior to assembly.
2. A thin even flow coat of PVC solvent/glue shall be applied to both the inside of the fitting and the pipe mating surface.
3. The pipe shall be inserted into the fitting until it bottoms, then given a quarter turn to insure proper sealing. The pipe and fittings shall be out of service during the curing time as recommended by the manufacturer or 24 hours, whichever is longer. The finished joint shall be water-tight and shall have strength equal to or greater than that of the pipe being joined.
4. The direct tapping of PVC pipe or fittings shall not be permitted.
3.5 SPRINKLER HEAD INSTALLATION:
A. Sprinkler heads shall be set so that the final level of ground around the heads shall conform to surrounding grades and the sprinkler shall be vertical in the ground.
Top of sprinkler shall be one inch below mowing height as shown in the detail.
Attachment shall be with threaded fittings attached with flexible line, or with a PVC swing joint. Sprinklers using more that 4 GPM shall be installed with PVC swing joints.
3.6 IRRIGATION CONTROL WIRE:
A. All irrigation control wire shall be installed in UL approved PVC conduit. All control wires shall be identified as to which valve it is connected to. Common bond wire shall be identified, and shall be a different color than the control wires.
All control wires shall be brought back to the controller. Valves shall NOT be wired together in the field. All connections shall be water proof and shall have a coil of approximate one foot inside the valve box.
3.7 CONTROLLER COMMUNICATION WIRE:

A. All wire shall be installed in UL approved conduit. Wire shall have a minimum 18" cover. Back fill shall be free of rocks or other debris which could damage cable. All wire under paved areas shall be sleeved in UL approved schedule 40 PVC sleeving. Communication wire must be physically separated from any 115 volt wire by a minimum of 12 inches. All wire splices shall be done with the specified wire connectors and occur in valve boxes or in controller pedestals. No splices shall be buried underground.
3.7 ROAD CROSSINGS:
A. All pipe used for road crossing shall be Schedule 40 PVC. Irrigation lines shall be placed in a Sch. 40 PVC sleeve prior to installation. Sleeve shall be located a minimum of 24 inches below grade, or below road base, and backfilled with clean fill. The ends shall be located two feet beyond the limits of the paving. No rock in contact with the PVC. Limerock base for asphalt shall be compacted to a minimum of 95% prior to placing asphalt. Crossing shall be marked and the ends of all lines shall be capped to prevent the intrusion of foreign material.
3.8 CLEANING AND PRESSURE TESTING:
A. After all PVC assembly on the main lines is complete and the valves are in place the main shall be filled with water and all outlets shall be capped and/or plugged.
The main shall be pressurized to 120 PSI for a minimum of one hour. No section of the main will be approved if the pressure drops by more than 10 PSI at the end of the one hour period. Leaks shall be repaired immediately and the system shall be retested until found satisfactory. Joints in the PVC main shall be left uncovered until this testing is complete.
B. After all PVC assembly is complete and prior to the installation of the sprinkler heads, the lines shall be flushed to insure that no rock, sand or other foreign material remains in the lines.
3.9 ADJUSTMENT OF SYSTEM:
A. Adjustment of sprinkler heads and automatic equipment will be done by the contractor upon completion of installation in order to provide optimum performance. It shall be the responsibility of the contractor to adjust the system on the project in order to provide 100% coverage under normal wind conditions and to make corrections as necessary. This includes all arcs, radiuses and head alignment with regard to verticality.
B. Adjustment of radius on spray heads shall be done with the insertion of the correct pressure compensating device under the nozzle.
3.10 CLEANUP:

A. Disposal of Trash: All debris and other objectionable material created by the irrigation installation shall be removed completely on a daily basis from the job site or, as directed by the architect.
B. Excess Fill: All excess fill which results from the installation of the irrigation system shall remain the property of the Owner and remain on the project at the option of the Owner. No excess fill shall be removed or disposed of from the site until approved by the Owner. Excess fill shall be disposed of as directed by the Owner.
3.11 COMPLETION AND FINAL ACCEPTANCE:
A. Upon written notice from the contractor of the presumptive completion, as defined below, of the entire project, the Owner and architect will make an inspection. If all construction provided for and contemplated by the contract is found to be completed in accordance with the contract plans and specifications, such inspection shall constitute the final inspection. The contractor shall be notified in writing; of final acceptance and of the date of the final inspection.
B. The guarantee shall not begin until the day final acceptance is given.
C. If, however, the inspection mentioned in paragraph A, above, discloses any work, in whole or in part, as being unsatisfactory, final acceptance shall not be given and the Owner and/or Architect will give the contractor the necessary instructions for correction of same, and the contractor shall immediately comply with and execute such instructions. Upon correction of work, another inspection will be made which shall constitute the final inspection, provided the work has been satisfactorily completed. In such event, the Owner and Architect shall make the final acceptance and notify the contractor in writing of this final acceptance as of the date of this inspection.
D. Completion of the work shall mean the full and exact compliance and conformity with the provisions expressed or implied in the Plans and specifications including any and all "punch lists" which may be issued outlining certain items of work which were found unsatisfactory or require completion or corrective action.
E. All documents shall be turned over to the Owner prior to acceptance. This includes As-Built drawings, equipment sheets, parts lists, and manufacturers written guarantees.

PART III – EXECUTION
3.1 INSPECTION:
A. Examine areas to receive soil preparation to assure work of other trades has been completed.
B. Verify that plants to remain undisturbed have been clearly identified and protected from injury during construction. If not, identify and protect plants to remain according to procedures set forth in Section 02950 - Trees, Shrubs and Groundcover.
C. Remove construction materials and debris from areas to be landscaped.
D. Do not proceed with soil preparation until unsatisfactory conditions are corrected.
3.2 PERFORMANCE:
A. Subsoil: Prepare in accordance with Section 02240 - Earthwork.
B. Placement
1. Place planting soil mixes as accepted by the Owner.
2. Place Planting Soil Mix A to a minimum 12" depth in shrub and ground cover beds and as backfill in broadleaf tree pits.
3. Remove rocks and other objects over 1/2" in diameter. Repeat procedure in the event of disturbances to fine grading after completion.
4. Smooth Planting Soil mixture to three (3) inches below top of surrounding paving, wherever planting beds abut paved surfaces.
5. Smooth Planting Soil mixture to (2") two inches below finish grade in areas to be sodded.
6. Do not com pact planting soil mixture, but do wet-soak planting areas to assure proper settlement. Replace topsoil/planting soil mixture to specified grade after watering.
7. Apply pre-emergent weed control per manufacturers recommended rates of application to sterilize the soil.
C. Planting Soil Mix B:
1. Water planting soil mix laced as backfill around Sabal palms, Washingtonia palms and coconut palms to remove air pockets.

1.5 DELIVERY, STORAGE AND HANDLING
A. Owner is to be notified of sod deliver y 24 hours prior to delivery to allow for installation observation.

C. Protect root system from exposure to wind or sun.
D. Protect sod against dehydration, contamination, and heating during transportation and delivery.
E. Sod shall be delivered no more than 36 hours after harvesting. All sod delivered shall be installed within 18 hours of delivery to the job site. Any sod not installed within 18 hours shall be rejected.
F. Keep stored sod moist and under shade, or covered with moistened burlap.

D. Contractor will accept responsibility for repairs of all washouts caused by weather or irrigation run off for all areas not showing an acceptable stand of grass.
E. Contractor shall be responsible for any dam aged sod caused by forklifts, tractors, trucks etc. during the placing of that sod.

PART III – EXECUTION
3.1 INSPECTION
A. Verify all subsurface disturbances (utilities, irrigation) are complete and inspected.
B. Verify that planting soil m ix is installed as specified in Section 02920 - Soil Preparation.
C. Water dry soil to depth of 6 inches 48 hours before sodding.
D. Fine grading shall be approved by the Owner prior to the installation of all sodded areas.
3.3 INSTALLATION

A. Transplant sod within 48 hours after harvesting.
B. Sod shall be installed only upon an approved subsurface free of ruts and debris, which is graded within tolerances described in section 02210, Fine Grading.
C. Lay first row of sod in straight line.
D. Butt side and end joints.
E. Stagger end joints in adjacent rows.
F. Do not stretch or overlap rows.
G. Cut and trim sod edges at plant beds, walks, buildings or other edge areas.
H. Top Dressing
1. Hard top dress and roll Zoysia spp with approved coarse sand; fill all voids between panels and at pavement edges.
I. Sprinkle sod immediately after transplanting to thoroughly water and to wash in lawn sand. Add additional sand to produce a level lawn.
J. Roll sod, with roller weighing no more than 150 lbs. per foot of roller width.
K. Water sod and soil to depth of 6 inches within four hours after rolling to bind sod to subsoil and to remove air pockets between subsoil and sod.
L. Irrigation heads shall not be lowered to the finished grade until turf installation is complete.
3.4 LAWN ESTABLISHMENT
A. Watering:
1. Irrigate sod immediately upon planting.
2. Keep sod moist during first two weeks after planting.
3. After two weeks, supplement rainfall to produce a minimum of 2 inches per week.
B. Mowing:
1. Zoysiaspp – when grass reaches 1 – ½” inches in height, mow to 1 inch.
C. Contractor shall maintain all grass within the project limit within the heights

D. Resod spots larger than 6" x 6" not having uniform stand of grass.
E. Weed Eradication: Between second and third mowing, apply herbicide uniformly at manufacturer's recommended rate to reduce weed infestation.
F. Fertilizer:
1. Immediately prior to planting, all sod a r e a s shall be fertilized. The starter fertilizer shall be applied to the sod surface, at a rate of 176 lbs per acre.
2. Apply fertilizer once after sodding uniformly at a rate of20 pounds per 1,000 square feet, on a schedule, as directed by the Owner.
3. Care shall be taken when spreading fertilizer to insure that there are no gaps during application. The fertilizer shall be applied under favorable conditions and by such approved methods as will ensure maximum uniformity of distribution.
G. Establishment period to extend until final acceptance by the Owner.
3.5 CLEANING
A. Immediately clean spills from paved and finished surface areas.
B. Remove debris and excess materials from project site.
C. Dispose of protective barricades and warning signs at terminationof lawn establishment.
3.6 FINAL INSPECTION AND ACCEPTANCE
A. Request final inspection for acceptance at completion.
B. Replace rejected sod area with acceptable sod within two weeks after the inspection.

TREES, SHRUBS AND GROUNDCOVER
PART 1 – GENERAL

B. Submit a schedule for planting work.
C. Prior to the end of the maintenance period, furnish three copies of written maintenance instructions for maintenance and care of installed plants throughout their full growing season.
1.5 DELIVERY, STORAGE AND HANDLING
A. Verify that species and quantity of plants furnished matches that on plant list and drawings.
B. Preparation for delivery of plants:
1. Prune head and/or roots of trees to assure safe loading, shipment and handling without damaging the natural form and health of the plant.
2. Dig and prepare for shipment in manner that will not damage roots, branches, shape, and future development after replanting.
3. Dig plant to retain as many fibrous roots as possible. The ball shall be a solid ball of earth securely held in place by burlap, wire basket and stout rope. Loose, broken or fabricated balls of earth will be rejected.

4. The size of the ball shall be at least 12 inch e s in diameter for every inch of maximum caliper size specified. Oversize or exceptionally heavy plants are acceptable if the size of the ball or spread of the roots is proportionally increased.
C. Deliver plants with legible identification labels.
1. Label trees, evergreens, bundles or containers of like shrubs, or ground cover plants.
2. State correct plant name and size indicated on Plant List.
3. Use durable waterproof labels with water resistant ink which will remain legible for at least 60 days.
D. Protect plants during delivery, handling, and storage to prevent dam age to root ball or desiccation of leaves.
E. Notify Architect of delivery schedule in advance so plant material may be inspected upon arrival at job site. Remove unacceptable plant material immediately from job site.
F. Deliver fertilizer to site in original unopened containers bearing manufacturer's guaranteed chemical analysis, name, trade name, trademark, and conformance to regulatory agency requirements.
1.6 JOB CONDITIONS
A. Perform planting only when weather and soil conditions are suitable.
B. Locate underground utilities and non-readily visible structures prior to digging. Repair damage to underground utilities, and/or construction caused by utility damage.
C. Verify that existing trees to remain or transplanted trees and palms are properly identified and barricaded to prevent damage. Maintain identification and barricading of plant material throughout the installation and required maintenance period.
1.7 GUARANTEE
A. Guarantee plant material for a period of 12 months after date of Substantial Completion.
B. Replacement plants under this guarantee shall be replaced within (2) two weeks of rejection and guaranteed for (12) twelve months from date of installation.
C. Repair damage to plants, lawn or construction work during plant replacement.
1.8 SCHEDULING
A. Install trees, shrubs, and ground cover before lawns are installed.
B. Notify Architect of anticipated installation dates at least (2) two weeks in advance.

PART 2 – PRODUCTS
2.1 PLANT MATERIALS
A. Furnish plants listed and shown on the Drawings, true to botanical and common name and variety.
B. Dimension plants as they stand in the natural position. Measure caliper of trees 6 inches above ground. Stock furnished shall be a fair average of the m minimum and maximum size specified. Do not cut back larger size plants to meet specifications.
C. Furnish freshly dug nursery grown plants which are well-formed and shaped, true to type, with sound, healthy normal root systems and free from disease, insects, and defects.
D. Move ball and burlap plants with root systems as solid units, and with balls of earth firmly wrapped. Plants with cracked, broken or loosely wrapped balls will be rejected. Provide root balls with diameter and depth sufficient to encompass fibrous, feeding root systems as follows:
