DEFICIENCY CORRECTION

Work to be done in conjunction with remodel scope, all other areas to be coordinated with occupants in sections. Install new devices prior to decommissioning and removal of existing devices. Shutdown areas to be limited; maximum number of rooms varies by department. See department

SECTION 01 11 00 Page 3 guide Ffor limitations. Areas of shut down are to be coordinated with the owner a minimum of 2 weeks in advance of shutdown, shutdown period not to exceed a maximum number of hours for a specific department; maximum shutdown period varies by department. See department guide for limitations.

OUTLINE OF MEP/COMM WORK FOR DEFICIENCY CORRECTION WORK

Where work occurs within an area undergoing remodeling/level 3 alterations, work to be done in conjunction with remodel scope.

ELECTRICAL:

Based on the 2015 Power Systems Analysis provided, (8) electrical panels have calculated available short circuit current values that exceed their rated withstand capability. The solution will be to modify these panels as necessary to safely withstand the calculated available short circuit current.

The fire pump is currently not fed from the correct branch of the ESS system and the overcurrent protection is not sized properly. A separate service feeder with correctly sized overcurrent protection will be derived from a source ahead of any other overcurrent protection to serve as the Normal source and reroute the existing emergency feeder to the Equipment branch. Both of the feeders would then serve a new fire pump transfer switch.

Arc Flash labels were not observed on any electrical panels therefore Arc Flash labeling will be installed.

Several code deficiencies were reported relating to the elevators. A power module will be installed ahead of each elevator controller. These power modules specifically address these deficiencies to bring elevator installations up to current code requirements. Additionally, disconnects will be installed for the elevator cab circuits and cab light circuits.

Elevator equipment room receptacles will be replaced with GFCI type receptacles and heat detectors will be installed for integration into the emergency shunt trip sequence.

An enclosed circuit breaker will be installed on the load side of the Blood Bank transformer to provide secondary conductor protection.

The dental air and vacuum system feeders are reported to not have proper overcurrent protection. These existing systems are being demolished. The new systems will be powered by a new critical power panel located in the new mechanical room addition.

The report noted that the buses in the three panels listed are not protected because the secondary circuit breakers are non-trip type. These circuit breakers will be replaced with standard trip type.

In the lower level main electrical room there is exposed cable at the floor level that could easily be damaged by housekeeping and ongoing work in the area. This will be addressed by installing a protective "cage" around the conductors. The cage will protect the conductors from physical damage while allowing free air circulation and straightforward visual inspection.

COMMUNICATIONS:

The major deficiencies are identified as the followings:

SECTION 01 11 00 Page 4

Nurse call system Paging system Refrigeration alarm system Grounding system

Nurse call system - the existing system doesn't meet UFC standards. New nurse call systems will be provided to replace the existing nurse call systems in the facility.

The existing speakers will be connected to the new headend equipment.

Refrigeration alarm system - the existing refrigeration alarm system only indicates trouble signals. Temperature of the refrigerators will not be displayed. However, the existing system will not be replaced in the scope of this project. A new refrigeration alarm system will be provided for the new addition area only. New system will have capacity for future renovation to tie into.
