About this file

This is an Insurance Requirements document outlining builder's risk insurance mandates for Santa Rosa County construction contracts. The document establishes comprehensive insurance coverage specifications that contractors must obtain and maintain throughout the duration of construction projects for the county.

The contractor is required to obtain and maintain an "all-risk" or "special form" builder's risk insurance policy at its own expense covering all work, materials, equipment, and supplies used in or incidental to the project, whether located on-site, off-site, or in transit. The coverage amount must equal no less than the total construction contract amount, including any approved change orders. The policy must name Santa Rosa County, its officers, employees, and agents as additional insureds and loss payees, and include a waiver of subrogation in favor of the county. Prior to issuance of the Notice to Proceed or commencement of work, the contractor must furnish Santa Rosa County with a Certificate of Insurance and a copy of the builder's risk policy endorsement; work shall not commence until such documentation is reviewed and approved by the county. The contractor bears sole responsibility for any deductibles and must promptly process all claims. Insurance proceeds must be made payable jointly to the contractor and Santa Rosa County and applied toward repair or replacement of damaged work. Coverage must remain in effect until Santa Rosa County issues written notice of final acceptance or project completion, and the policy cannot be canceled, reduced, or allowed to lapse without thirty days' prior written notice to the county.
