About this file
This document outlines the Builder's Risk Insurance requirements for a construction project involving Santa Rosa County. The section details comprehensive insurance coverage that the Contractor must obtain and maintain throughout the construction period. The insurance policy must provide "all-risk" or "special form" coverage protecting against loss or damage to work, materials, equipment, and supplies used in the project, whether located on-site, off-site, or in transit.
The insurance coverage must be written for no less than the total construction contract amount, including approved change orders. The policy must name Santa Rosa County, its officers, employees, and agents as additional insureds and loss payees. The Contractor is responsible for all deductibles and must promptly process any claims, with insurance proceeds payable jointly to the Contractor and Santa Rosa County. The coverage remains in effect until the County issues written notice of final project acceptance, and the policy cannot be canceled, reduced, or allowed to lapse without 30 days' prior written notice to Santa Rosa County.

Section 7.1 – Builder’s Risk Insurance
a. Coverage.
The Contractor shall obtain and maintain, at its own expense, a Builder’s Risk Insurance policy for the duration of construction. The policy shall provide “all-risk” or “special form” coverage protecting against loss or damage to the work, materials, equipment, and supplies used in or incidental to the project, whether located on-site, off-site, or in transit.
b. Amount.
Coverage shall be written for no less than the total construction contract amount, including any approved change orders.
c. Named Insureds.
The policy shall name Santa Rosa County, its officers, employees, and agents as additional insureds and loss payees as their interests may appear. The policy shall include a waiver of subrogation in favor of Santa Rosa County.
d. Proof of Coverage.
Prior to issuance of the Notice to Proceed or commencement of any work, the Contractor shall furnish Santa Rosa County with a Certificate of Insurance and a copy of the Builder’s Risk policy endorsement. Work shall not commence until such documentation has been reviewed and approved by the County.
e. Deductibles and Claims.
The Contractor shall be solely responsible for any and all deductibles and shall promptly process any claims arising under the Builder’s Risk policy. Any insurance proceeds shall be made payable jointly to the Contractor and Santa Rosa County and applied toward repair or replacement of the damaged work.
f. Duration and Cancellation.
Coverage shall remain in effect until Santa Rosa County issues written notice of final acceptance or completion of the project. The policy shall not be canceled, reduced, or allowed to lapse without thirty (30) days’ prior written notice to Santa Rosa County.
