About this file
This document is a clarifying questions and answers response issued by Clackamas County, Oregon for BID# 2026-23, the Sunnyside Clinic Remodel Project. The County provided responses to six substantive clarifying questions submitted by interested bidders regarding MEP (mechanical, electrical, plumbing) scope, HVAC specifications, temporary sterilization requirements, roofing work scope, low-voltage data cabling allowances, and controls systems. Key clarifications include confirmation that architectural, Genoa, and Patterson sheets define the MEP scope; specification of a Daikin brand 2x2 ceiling-cassette mini-split with rooftop exterior unit location; establishment of a $3,000 allowance for temporary sterilization area work; confirmation that roof drain and mechanical equipment demolition and reinstallation are not required as part of the roofing scope; establishment of a $20,000 allowance for low-voltage data cabling; confirmation that DDC controls are a separate County project; and provision of a Matterport virtual building scan link for bidder review.
These clarifications directly address bidder concerns regarding scope definition, allowance amounts, and the extent of coordination required with existing building systems. The responses ensure that all interested firms have consistent information for preparing accurate bids and establishing realistic budgets and schedules. By defining specific allowances for temporary sterilization work ($3,000) and low-voltage data cabling ($20,000), the County provides clear financial parameters for these line items. The confirmation that mechanical equipment and roof drain handling are excluded from the roofing contractor's scope eliminates potential confusion regarding sequencing, shutdown durations, and crane requirements. The provision of the virtual building scan enhances bidder access to site conditions without requiring an on-site visit, supporting informed bidding during the procurement process.

INVITATION TO BID #2026-23
Sunnyside Clinic Remodel (“BID”)
RESPONSE TO CLARIFYING QUESTIONS
June 11, 2026
Note that these are questions submitted by interested firms to the above referenced solicitation.
The below answers are for clarification purposes only and in no way alter or amend the BID as published.
1. Will MEP sheets be provided for bidding, or are the architectural, Genoa, and Patterson sheets what we are to use to determine all scope of work?
Answer: The architectural, Genoa and Patterson sheets are what shall be used to determine MEP scope.
2. Genoa sheet 0.1 HVAC note says provide and install 2x2 Ceiling-Cassette mini-split.
a. Will details be provided for location and mounting of exterior unit
b. The note references example specs, but none are provided.
Answer: No specific location will be provided. Assume a rooftop location near the area of the cassette below. Will need to provide new curb and coordinate with roofing. Please provide a Daikin brand 2x2 cassette.
3. The bid documents call for the contractor to carry an allowance for the temporary sterilization area, but there are no specific requirements related to the temporary sterilization. Can the County please provide a list of what is expected per below.
Answer: Please provide an allowance of $3,000 for this work. Most likely it will require one existing outlet to be upgraded. No new plumbing connections will be needed.
4. On sheet A1.30, PO002 calls out existing roof drains with emergency drains to remain, while maintaining roof slope to the existing drains. Please confirm whether the roofing scope is expected to include demolition and reinstallation of these drains as part of the reroof work. Additionally, RP003 notes existing mechanical equipment to remain. Please confirm whether mechanical equipment demolition and reinstallation is required as part of the roofing scope. If so, can you provide a list of the equipment to remain so we can accurately determine shutdown durations, sequencing, and any crane or hoisting requirements associated with removal and reinstallation?
Answer: Roofing scope is not expected to include demolition and reinstallation of these drains as part of the reroof work. Mechanical equipment demolition and reinstallation is not required.
5. What amount should the contractor carry for the low voltage data cabling allowance?
Answer: Please provide an allowance of $20,000 for this work.
6. Can we confirm the DDC is a separate project? Controls/DDC scope not identified.
Answer: DDC is a separate project. The County will be adding DDC controls as needed.
7. Can we please get a matterport scan of the building.
Answer: Please see attached link: https://my.matterport.com/show/?m=56hzx5Jdjje
