Ref: Lead based paint and asbestos testing – demolition purposes Visitors Contact Station, Salt River Bay National Historical Park – St. Croix
Dear Mr. Bousquet, It is our pleasure to supply you with the results of the asbestos and lead based paint inspection at the above mentioned location performed between April 2nd - 6th, 2021, by Maxcess Armantrading a certified asbestos and lead based paint supervisor. Forty three (43) potential asbestos containing materials floor tile and mastic were analyzed. Seventy Five (75) paint chips were also analyzed for lead. All samples were analyzed by EMSL Analytical Laboratories in Cinnaminson, New Jersey. The asbestos samples were analyzed using the PLM Method and the lead samples were analyzed using the AAS by Flame Method.
Asbestos:
Federal asbestos standards are set at a maximum concentration of one (1) percent, any asbestos concentration below this level does not fall under the current Federal asbestos laws.
Our inspection did not detect any asbestos above Federal Standards
Lead based paint:
Federal asbestos standards are set at a maximum concentration of one half (0.5) percent by weight, any lead concentration below this level does not fall under the current Federal lead based paint laws.
Our inspection did not detect lead based paint above Federal Standards
We thank you for giving us the opportunity to perform this inspection for you and if you have any questions concerning this or any other environmental issue, please do not hesitate to contact us at 771-0550 or 778-3221.

EMSL maintains liability limited to cost of analysis. Interpretation and use of test results are the responsibility of the client. This report relates only to the samples reported above, and may not be reproduced, except in full, without written approval by EMSL. EMSL bears no responsibility for sample collection activities or analytical method limitations. The report reflects the samples as received.
Results are generated from the field sampling data (sampling volumes and areas, locations, etc.) provided by the client on the Chain of Custody. Samples are within quality control criteria and met method specifications unless otherwise noted. The above analyses were performed in general compliance with Appendix E to Subpart E of 40 CFR (previously EPA 600/M4-82-020 “Interim Method”) but augmented with procedures outlined in the 1993 (”final”) version of the method. This report must not be used by the client to claim product certification, approval, or endorsement by NVLAP, NIST or any agency of the federal government. Non-friable organically bound materials present a problem matrix and therefore EMSL recommends gravimetric reduction prior to analysis. Unless requested by the client, building materials manufactured with multiple layers (i.e. linoleum, wallboard, etc.) are reported as a single sample. Estimation of uncertainty is available on request.

Background: The client requested an asbestos, lead based paint and mold inspection for demolition purposes of the above mentioned buildings
Areas inspected : All interior and exterior accessible spaces in all four buildings.
Areas not inspected: Inside wall cavities, ceiling cavities, other inaccessible areas, behind cabinets, etc. (see disclaimer).
Suspect Mold Identified: Visible mold was observed in building 1
Mold Sampling procedure: Indoor air quality fungal spore testing was performed in the center of each location tested. During this air sampling , the doors and windows of the tested space were closed, to avoid contamination from outside air.
The sample was collected onto an Air-O-Cell “Spore Trap” cassette using a Zefon sampling pump, calibrated before and after use to 15.00 liters per minute, for a sampling of 5 minutes. A similar sample was taken outdoors, for baseline comparison. These air samples were then delivered to EMSL Laboratories in Cinnaminson, New Jersey, an AIHA EMPAT accredited environmental microbiology laboratory, for fungal spore identification and enumeration analysis
Asbestos Procedure: A bulk sample was taken of all materials that were suspect of containing asbestos. The samples were shipped by Express Mail for analysis by EMSL Laboratories in Cinnaminson, New Jersey. The asbestos samples were analyzed using the PLM (Polarized Light Microscopy) EPA 600 Method.
ENCON is a registered trademark of Environmental Concepts Inc.
Lead based Paint Procedure: A paint chip sample was taken of all paints that were suspect of containing lead. The samples were shipped by Express Mail for analysis by EMSL Laboratories in Cinnaminson, New Jersey. The lead samples were analyzed using Lead in Paint by Flame AAS Method.
Type of mold identified: The attached laboratory reports will show the total spore counts as well as all individual organism counts.
Laboratory: EMSL Analytical, Inc.
200 Route 130 North Cinnaminson, New Jersey 08077
Mold and Fungi Results: Of the four buildings (4) tested, Building 1 showed the presence of mold and fungi at very high levels. Respiratory protection is recommen -ded when working in this building.
Asbestos Results: No asbestos was detected in any of the 43 suspect samples taken.
Lead Paint Results: No lead detected in any of the 75 paint samples

reflect the environment and structure only at the time and location these activities were undertaken. Only the areas identified in this report were examined, and only those materials or indoor air locations described in the chain of custody forms and/or laboratory reports were tested. It is important for those reading this report to understand that other areas could have microbial contaminants that may not have been identified since they were not inspected. Mold and fungi are living organisms and might be hidden behind walls, under carpets, inside furniture, between other building materials etc which were not visible or accessible for examination or testing. All mold spore tests were performed according to industry standard procedures and the results were interpreted as per the best information available to us at the time of the investigation. Dear Mr. Bousquet, It is our pleasure to supply you with the results of the indoor air quality inspection at the above referenced location, performed between April 2nd - 6th, 2021. Four (4) indoor air quality air samples, one inside each building, were taken. All air samples were taken using Air O'Cell Impact cassettes.
All air samples were analyzed by EMSL Analytical Laboratories in Cinnaminson, New Jersey. The fungal spores and other airborne particulates samples were analyzed using optical microscopy.
Total mold spore measurements in the outside environment in the US Virgin Islands show total counts from 80 under very dry conditions to 800 counts per cubic meter under humid conditions in the rainy season. Total mold spore counts below the counts measured outside can be considered within normal limits for reasonable indoor air quality in offices for the US Virgin Islands.
Normal outside mold spores counts and their ranges, as detected in the US Virgin Islands in the outside air, during the year at various uncontaminated locations:
1. Aspergillus/Penicillium 0 - 200 counts/M3
2. Alternaria 0 - 100 counts/M3
3. Cladosporium 0 - 100 counts/M3
4. Curvularia 0 - 50 counts/M3
The sample results can be found in the enclosed laboratory reports, but a brief summary of the results follows:
Major contamination in Building #1 Elevated results in Building #2 & #3 Minor contamination in Building #4
The presence of many biological agents in the indoor environment is due to dampness and inadequate ventilation. Excess moisture on almost all indoor materials leads to growth of microbes, such as mold, fungi and bacteria, which subsequently emit spores, cells, fragments and volatile organic compounds into indoor air. Moreover, dampness initiates chemical or biological degradation of materials, which also pollutes indoor air.

Persistent or intermittent water and excessive humidity breeds microbiological contamination.
Bioaerosols are airborne particles such as molds and bacteria that can be released from living organisms. Dark areas with moist, warm conditions, enhanced by the presence of dust and dirt, make great homes for microorganisms. Moisture associated with condensation from A/C pipes, condensation from high humidity, or moisture from leaks all provide excellent breeding areas for these microbes. Hypersensitive reactions to mold and bacteria may ensue when microbial populations become amplified.
Recommendations & Conclusion:
These buildings are to be demolished. We recommend during the demolition phase that all persons entering building #1, wear the appropriate respiratory protection. These microbes are living organisms and will multiply and over time this will make the situation only worse.
We thank you for giving us the opportunity to perform this inspection for you and if you have any questions concerning this or any other environmental issue, please do not hesitate to contact us at 771- 0550 or 778-3221.
Sincerely, John Verstraaten, Ph.D., CMRS Encl. Certified Microbial Remediation Specialist

High levels of background particulate can obscure spores and other particulates, leading to underestimation. Background levels of 5 indicate an overloading of background particulates, prohibiting accurate detection and quantification. Present = Spores detected on overloaded samples. Results are not blank corrected unless otherwise noted. The detection limit is equal to one fungal spore, structure, pollen, fiber particle or insect fragment. "*" Denotes particles found at 300X. "-" Denotes not detected. Due to method stopping rules, raw counts in excess of 100 are extrapolated based on the percentage analyzed.

Air Samples - Spore traps:
Spore traps are commercially available sampling devices that capture airborne particles on an adhesive slide. Air is pulled through the device using a vacuum pump. Spores, as well as other airborne particles, are impacted on the collection adhesive. Using spore trap collection methods has inherent limitations. These collection methods are biased towards larger spore sizes.
The analysis for total spore counts is a direct microscopic examination and does not include culturing or growing the fungi. Therefore, the results include both viable and non-viable spores.
Some funga l groups produce s imi la r spore types that cannot be d is t ingu ished by d i rec t microscopic examination alone (i.e., Aspergillus/Penicillium, and others). Other spore types may lack distinguishing features that aid in their identification. These types are grouped into larger categories such as Ascospores or Basidiospores.
Fungal spores are identified and grouped by morphological characteristics including color, shape, septation, ornamentation, and fruiting structures (if present) which are compared to published mycological identification keys and texts. EMSL reports provide spore counts per cubic meter of air to three significant figures. Please note that each spore category is reported to three significant figures. Due to rounding and the application of three significant figures the sum of the individual spore numbers may not equal the total spore count on the report . EMSL does not maintain responsibility for final volume concentrations (counts/m3) since this volume is provided by the field collector and can not be verified by EMSL.
EMSL analyzes spore traps using phase contrast microscopy. There is a wide choice of collection devices (Air-O-Cell, Micro-5, Burkhard, etc.) on the market. Differences in analytical method may exist between spore trap devices.
Spore trap results are reported in spores per cubic meter of air. Due to the other airborne particles collected with the spores, EMSL reports a background particle density. Background density is an ind icat ion of overa l l par t icu la te mat ter present on the sample ( i .e . dust in the a i r ) . H igh background concentrations may obscure spores such as the Penicillium/Aspergillus group. The rating system is from 1-5 with 1 = 1 - 25% of the background obscured by material, 2 = 26 - 50%, 3 = 51 - 75%, 4 = 76% - 99%, 5 = 100% or overloaded. A background rating of 4 or higher should be regarded as a minimum count since the actual concentrat ions may be higher than those reported. EMSL will not be held responsible for overloading of samples. Sample volumes are left to the discretion of the company or persons conducting the fieldwork.
Skin fragment density is the percentage of skin cells making up the total background material, 1 =
1 - 25%, 2 = 26 - 50%, 3 = 51 - 75%, 4 = 76-100%. Skin fragment density is considered an indication of the general cleanliness in the area sampled. It has been estimated that up to 90% of household dust consists of dead skin cells.
