STATEMENT OF OBJECTIVES (SOO)
for Project #: ZHTV20SEED Work Order #: 02020 Title:
WRIGHT-PATTERSON AFB, OH
CENMP Construction Manager: Allen A. Beedy Date: 11 January 2021
1. Project Purpose: Convert existing Conference Room to construct (3) additional private offices are needed to meet the separation of management staff for privacy and COVID protocols.
2. General Project Scope: Construct (2) Private Offices (154 SF Each) 313 SF Total
3. General Requirements: (taken from FL-11)
3.1. Period of Performance: 80 days. Ref: Construction Time Estimate on page 5.
3.2. Contractor must field verify all dimensions.
3.3. Contractor must forward a job walk summary 48 hrs after each job walk.
3.4. All work shall be accomplished in a professional and craftsman-like manner.
3.5. All work shall be in compliance with the current SABER Contract SOW and Specifications.
3.5. All materials shall be installed per manufacturers’ recommendations, unless specified otherwise in writing. All materials shall be utilized within the manufactures’ limitations and intended purposes.
3.6. In the event of damages of any nature caused by this work due to improper protection, precaution or safety measure, such damages shall be repaired or such property shall be replaced by the Contractor at no cost to the Government. In the event the Contractor does not satisfactorily repair or replace such damage caused by the work of this contract in a timely manner, the Government will make the necessary corrections and the contractor shall reimburse the Government for inconvenience, labor and materials involved.

10. General Scope of Work: Construct (2) New Private Offices. Ref: RS Means Divisions broken down by craft (use division numbers), unless it is more feasible to breakdown the work break down structure in another manner, such as by room or facility.
10.1 HAZARDOUS MATERIAL:
10.1.1 Contractor shall remove all lead paint and mold if present as required for new construction.
10.2 DEMOLITION:
10.2.1 Remove existing doorway into Conference Room.
10.2.2 Remove ceiling grid, tiles and lights in designated area.
10.2.3 Remove any existing wiring, receptacles or other utilities within removed walls
10.2.4 Remove all finishes.
10.3 CONSTRUCTION:
10.3.1 Infill areas around new windows with brick masonry to match existing elevation.
10.3.2 Provide 2’x2’ ceiling tile and grid in each office.
10.3.3 Frame in a new stud wall to true deck to enclose (2) new office 313 square feet in total.
10.3.4 Provide Sound attenuation insulation to achieve an STC rating for privacy (STC 52)
10.3.5 Install new drywall and Level 4 finish.
10.3.6 Provide and install (2) new door frames and (2) doors for each office.
10.3.7 Provide and install (2) new office locksets and hardware per BFS.
10.4 ELECTRICAL:
10.4.1 Provide (2) ceiling lights per office with 2’x2’ LED Light troffers per RCP.
10.4.2 Provide and install (6) power receptacles per office and cover plates as specified by Government.
10.4.3 Provide and install any applicable Emergency and alarm notifications (strobe, audio, etc.) per office.
10.4.4 Provide and install room occupancy sensors, light switches and wiring.
10.4.5 Provide and install comm. as designated on furniture plan.
10.5 HVAC:
10.5.1 Install new supply and return duct lines to each enclosed office.
10.5.2 Provide and install return and supply diffusers in enclosed office.
10.5.3 If required, install new VAV box.
10.5.4 Balance and test HVAC
