About this file

This is Attachment 2 to RFQ 140P8326Q0017 for Mount Rainier National Park, detailing inspection, testing, maintenance, and repair requirements for dry and water-based fire sprinkler systems.

The work scope requires contractors to provide inspection, testing, maintenance, and repair services for fire sprinkler systems across multiple buildings at Mount Rainier National Park, all performed in compliance with NFPA 25 (2011), NPS Standards, and the Scope of Work. The park maintains 7 dry pipe sprinkler systems located at buildings including the Paradise Employee Ski Dorm, Paradise Guide House, Nisqually Entrance Office, Longmire Radio Shop/Electric Shop, Longmire Emergency Operations Center, Longmire Carpenter/Sign Shops, and Paradise Jackson Visitor Center. Additionally, the park operates 12 wet pipe sprinkler systems (11 original plus 1 added per Contracting Officer Representative direction) serving various facilities including the Tahoma Woods Education Center, Sunrise Visitor Center, Tahoma Woods Apartments, White River Dormitory, Longmire Macy Dorm, Sunrise Block Houses, and Carbon River Thompson House. All systems were last inspected on 11/15/2024. Contractors must submit written inspection and testing reports using official NPS forms (Wet Pipe ITM AS-1, Dry Pipe ITM AS-2, Fire Pump Annual Performance Test FP-1A, Fire Pump Annual Test Summary FP-1B, Backflow Test BF-1, and Standpipe & Hose ITM SH-1) after each service visit. Additional requirements include inspecting and testing all backflow prevention assemblies, performing obstruction investigations per NFPA 25, and managing impairments following proper procedures. Contractors must collect and properly dispose of all test water, antifreeze solution, and additives off-site in compliance with Federal, State, and local wastewater regulations, documenting disposal methods and quantities. Park access varies by location, with year-round access to Tahoma Woods and Nisqually, seasonal access requiring chains from November 1 to May 1 at Longmire and Paradise, and summer-only access to Ohanapecosh, White River, Sunrise, and Thompson House (mid-July through October).
