About this file

This document is a specification manual for the 7th Street Garage High-Priority Structural Repair project, a construction contract for the Auraria Higher Education Center (AHEC) in Colorado. The project encompasses structural repairs and waterproofing work at the 7th Street Garage on the Auraria Campus, with construction to be executed under a single prime contract. The work includes concrete repairs, supplemental reinforcement, removal of traffic coating, installation of vapor permeable coating, removal and replacement of expansion joints, and additional sealant and coating work at Level 4 of the garage. The project will be conducted in multiple phases to minimize disruption to the operational parking facility, with Floor 4 available for closure between December 11, 2026–January 3, 2027 and March 12–28, 2027. The contractor must coordinate with the existing building occupancy, maintain access to corridors and emergency exits, and comply with phased construction sequencing that permits maximum closure of one floor at a time. Work is limited to normal business hours of 7 a.m. to 6 p.m., Monday through Friday, unless approved otherwise by the AHEC Project Manager.

The specifications establish detailed requirements for contractor qualifications, quality control, scheduling, submittals, environmental protection, and safety compliance. All structural steel and reinforcing steel must meet Buy Clean Colorado requirements. The contractor is responsible for maintaining daily logs, attending weekly progress meetings, submitting detailed schedules and submittals for review, and coordinating with separate contracts for demo, utility, and concrete work at the east side of the garage. Environmental protection procedures must be documented and approved within 30 days of the Notice to Proceed, addressing noise control, dust mitigation, erosion and sediment control, and hazardous materials disposal. The contractor assumes sole responsibility for OSHA compliance, confined space entry procedures, and safety of life and health on the project site. Demolition waste becomes the contractor's property, and all removed concrete and rebar must be recycled with documentation provided. The specifications reference Alternate No. 1 for additional Level 4 sealant and coating work, including removal and replacement of joint sealants and application of heavy-duty traffic coating and silane sealers.
