About this file
This Project Manual, dated March 22, 2024, is prepared by High Plains Architects, P.C. for HomeFront, a local organization in Billings, Montana, and covers a comprehensive kitchen and bathroom cabinetry and countertop replacement project. The project involves selective demolition and replacement of cabinets, countertops, kitchen sinks, faucets, bathroom vanities, and toilet accessories across 92 apartment units in three different developments: South Park Apartments (36 units), Eagles Nest Apartments (36 units), and St. Johns Apartments (20 units), all located in Billings. The work will be executed in accordance with multiple building codes, including the 2021 International Building Code, 2021 International Existing Building Code, 2021 Uniform Plumbing Code, and 2021 International Mechanical Code.
The project includes an alternate bid option to substitute the specified high-pressure decorative laminate countertops with quartz-composite countertops in all units' kitchens and bathrooms. The cabinets will be custom-grade with Shaker-style recessed center panel doors made of Maple or Birch wood, stained in a color to be selected from the manufacturer's standard selections. The kitchen and bathroom fixtures will include stainless steel sinks, kitchen faucets with water-saving features, and bathroom lavatories. The project is designed to maintain residential operations during construction, requiring the contractor to coordinate work schedules with the owner and tenants, and ensure minimal disruption to the existing living spaces.
