About this file
This is a project manual for Austin Independent School District's renovations at Bryker Woods Elementary School, with the project number 24-0015-BRYKW issued for construction on July 18, 2025. The project involves comprehensive renovations including mechanical, electrical, plumbing, and architectural work, with services provided by Fuse Architecture Studio as the architect, Engineered Exteriors as the envelope engineer, and JonesDBR Engineering for MEP systems. The manual contains detailed specifications across multiple divisions covering general requirements, existing conditions, masonry, wood and composites, thermal and moisture protection, openings, finishes, specialties, furnishings, plumbing, HVAC, and electrical systems. Key project management requirements include submittal procedures, indoor air quality management, temporary facilities and controls, commissioning requirements, construction waste management, and comprehensive closeout procedures with operation and maintenance documentation.
The project includes a $178,000 allowance for unforeseen conditions to be utilized at the owner's discretion, which is included in the base bid with all markups. The specifications emphasize sustainability requirements including LEED compliance, construction and demolition waste diversion of minimum 75 percent, indoor air quality management per SMACNA guidelines, and comprehensive commissioning processes for all mechanical and electrical systems. The project requires extensive documentation including operation and maintenance manuals, as-built drawings, training programs for district personnel, and compliance with Austin's Construction and Demolition Ordinance. All work must meet AISD's standard specifications and sustainable construction requirements, with particular attention to commissioning oversight by an independent Commissioning Authority from ACR Engineering.

E. Event: The starting or ending point of an activity.
F. Float: The measure of leeway in starting and completing an activity.
1. Float time is not for the exclusive use or benefit of either Owner or Contractor, but is a jointly owned, expiring Project resource available to both parties as needed to meet schedule milestones and Contract completion date.
2. Free float is the amount of time an activity can be delayed without adversely affecting the early start of the successor activity.
3. Total float is the measure of leeway in starting or completing an activity without adversely affecting the planned Project completion date.
G. Resource Loading: The allocation of manpower and equipment necessary for completing an activity as scheduled.
