About this file
This is a Life Safety Plans document prepared by Architectural Studios, Inc. for the Waukesha County Courthouse Addition project located at 515 W Moreland Boulevard, Waukesha, Wisconsin. The document provides comprehensive fire and life safety code analysis and floor plans for a four-story courthouse addition with a total building height of 56 feet and gross square footage of 62,379 square feet distributed across ground, first, second, and third floors. The project includes multiple occupancy classifications: Group A-3 Assembly spaces with varying fixed seating capacities (216 occupants on ground floor, 171 on first floor, and 200 occupants on both second and third floors), Group B Business spaces (25 occupants per floor), Group I-3 Institutional spaces, and Group S-2 Storage. The facility is designed as Type IIA construction with one-hour fire resistance ratings for primary structural elements. Life safety requirements include an automatic sprinkler system throughout the building, a fire alarm system per Section 907.2.14, and detailed egress planning with multiple exits accommodating a total occupant load of 958 persons. Exit access travel distances vary by occupancy type, with Assembly areas limited to 250 feet in sprinklered buildings, Business and Institutional spaces at 300 feet, and Storage at 400 feet.
The design incorporates comprehensive fire protection systems, including fire extinguisher placement with various mounting types (surface, semi-recessed, and recessed cabinets) throughout all floors. Stairway widths are calculated at minimum 48 inches clear between handrails for accessible means of egress, with specific egress width requirements per floor based on occupant load calculations. The code review documentation indicates four revisions: initial review on July 30, 2018, Addendum 2 on January 10, 2019 following Clarification Bulletin #1, Clarification Bulletin #2 on February 6, 2019, and Record Drawings on December 10, 2021. Accessibility requirements comply with Chapter 11 standards, including provisions for water closet compartments, sinks, kitchens, and drinking fountains. The construction type and height allowances accommodate the four-story addition within Waukesha County's regulatory framework and building code requirements for institutional and public assembly facilities.
