About this file

This is a ceiling repair specification document prepared by Schoonover & Architects, LLC for the Housing Authority of Monroe County (HAMC) covering three residential properties: Barnum Street, Kistler Street, and Lenox Avenue. The project involves refastening and finishing gypsum board ceilings across 44 total residential units—17 units at Barnum Street, 15 units at Kistler Street, and 12 units at Lenox Avenue. The scope of work includes assessment of existing gypsum board conditions, removal and replacement of popped fasteners, installation of Type S bugle-head drywall screws at 8-inch on-center spacing per GA-216 and ASTM C840 standards, re-taping of joints with paper or fiberglass mesh tape, application of two additional coats of joint compound, and provision of Level 4 gypsum and paint finishes. At Barnum Street, all second floor ceilings and stairs in two-story units and all first floor ceilings in one-story units are included; Unit 126C is excluded from the contract. At Kistler Street, all 15 units are two-story structures with second floor ceiling repairs specified. At Lenox Avenue, all 12 units are two-story structures with second floor ceiling repairs required; Unit 171 (garage) is excluded from the contract. The contractor must coordinate scheduling with HAMC to inform tenants, provide appropriate staging areas at each location, and protect all surfaces below ceilings from damage during repair operations.

The specification requires paint to be Sherwin Williams Snowbound White with eggshell finish and manufacturer-specified primer applied to entire ceiling surfaces. For sagging ceilings exceeding 1/8 inch from framing, replacement of gypsum board panels with Type X or sag-resistant board is recommended instead of refastening. All fixtures such as lights and fans must be removed and replaced as necessary to accommodate ceiling repairs. Fire-rated assemblies must maintain fastener spacing, board orientation, and joint treatment per UL design specifications. The contractor is responsible for all costs associated with replacing any properties or surfaces damaged during ceiling repair work. Unit pricing is requested for materials and labor costs of reinstalling gypsum board at all required locations as specified in the refastening ceiling gypsum board notes. The document is marked as a review set dated November 3, 2025 and noted as "NOT FOR CONSTRUCTION," indicating this is preliminary design documentation prepared in conjunction with Invitation for Bids (IFB) 2025-04.
