I am inquiring to see if GSA is open to allowing ACS bid on this project as a liquid applied roofing system instead of a full removal and installation of single-ply. The liquid applied coating systems restore roofs with 10yr + warranties, meeting/exceeding Net-Zero, Sustainability Federal requirements. NRCA, CRRC, Executive Order 14005, 14008, 14057, FM, NSF, UL, CA Title 24, and Miami Dade HVHZ. It saves tax payers money, while shortening the construction timelines and eliminating demolition phases, and saving on labor costs. These coating systems have been used by the federal government for over 20yrs and are a proven cost and energy saving system. Past performance and case studies can be provided: DHS, DOD, and VA projects. Please advise if GSA is allowing alternatives, such as, liquid applied roofing systems so we may submit ACS’s information for the site walk on Friday, June 28th at 10am." 7/10/2024

This membrane coating won't work on our roof at NARA.

The current ballasts and pavers are going to have to be removed first. After those materials are removed the current roof won't really be attached to anything, it isn't fastened down. Adding a membrane to the top can't keep the layers connected to the deck. Additionally, most of the leaks are at the perimeter where the gutters and transitions to the walls occur. We need a system that will flash/counter flash over these areas to provide better protection.

No, Superintendent and SSHO can be one individual and QC a different individual. Will need a minimum of 2 individuals to fill the roles. Must separate Quality and safety to ensure safety is not being compromised for quantity or quality of work PM

Would it be more feasible to recoat the roof with a single ply, than with ARC’s Liquid TPO Bio Roof Coating.

The requirement is the full removal of existing ballasted roof material and the installation of a fully adhered single ply roofing membrane. This would require securing the new roof to the building. Proposals must address termination and flashings. GSA does not see how using a liquid coating over the existing roof could achieve the requirements. If proposer has a method to achieve the requirements, provide a detailed assembly and approach. SME
