Amendment 0004 to RFP 47PB5226R0001 - Armed Forces Retirement Home Sheridan Building Construction Services

This is Amendment 0004 to a Request for Proposal (RFP) for construction services at the Armed Forces Retirement Home Sheridan Building located at 3700 North Capitol Street NW, Washington, DC 20011-1400. The amendment modifies the solicitation by removing Demolition Keynote D3 in its entirety from all demolition drawings and replacing it with revised specifications. The amendment incorporates nine attachments containing updated construction specifications and design documentation: Attachment J (Revised Specification Table of Contents and comprehensive technical specifications for exterior stone cladding, facility sanitary sewers, storm drainage piping specialties, sanitary drains, common work results for electrical, multi-family data-on-credential access control devices, and trenching/backfilling for utilities); Attachment K (Request for Information and Responses providing 105 RFI responses addressing design clarifications, material specifications, system integration requirements, sequencing, and coordination); and Attachment L (Campus Map showing the Sheridan Building location, contractor parking, laydown areas, equipment storage zones, and access gates).

The specifications require furnishing and installation of a complete access control system using Yale multi-family data-on-credential technology with cloud-based software supporting 5,000 unique user credentials, unlimited credential updaters, and mobile access applications; electromechanical locks for resident rooms and common areas with NFC and BLE communication capabilities; and online credential updater/controller devices compatible with 13.56 MHz RFID smart credentials. Additional work includes fabrication and installation of exterior stone cladding (granite and limestone panels with individual anchors), facility sanitary sewer piping (ABS and PVC gravity sewer pipe), storm drainage systems (metal roof drains, cleanouts, and specialized drainage hardware), interior sanitary drains (cast-iron floor drains with backwater valves), electrical infrastructure (sleeves, penetrations, firestopping, temporary power and lighting), and utility trenching with bedding and backfill compacted to specified proctor density. The proposal submission deadline and award timeline are not explicitly stated in this amendment document.
