Bidder Questions
43. In instances where there are no present through-roof connections, downleads, or existing grounding rods/rings, what is the recommended course of action to properly ground the lightning protection system?
Response: Per the lightning protection designer: The general notes state that “the contractor shall furnish an LPI certificate or a UL certificate upon completion of the installation. It is the contractors responsibility to provide any missing components to provide Owner with proper system.“
44. There appears to be a small entry roof on the north side of the Building 11 that is not indicated on the drawings. The approximate dimensions are 5’x10’. Is this roof to be included in our proposal?
Response: This roof is not included.
45. Are cross-overs required between Roof Area’s F-e and E to A?
Response: In regards to Building 11, No cross-overs are required.
46. There is a small roof (6’x8’) on the north side of Bldg 8, and a small roof on the west side (4’x6’). Are these to be included in our proposal?
Response: These roofs are not included.
47. Can we eliminate the R-30 insulation over the entry patio roof of Bldg 14 as this area is not enclosed or conditioned space?
Response: As per response issued in previous addendum: canopy Roof Area C does not need tapered insulation.
48. The lower “T” shaped roof of Bldg 46 appears to be over open space and not enclosed or conditioned. Do we need to install the R-30 insulation over this roof area?
Response: R-30 insulation can be eliminated over this lower roof area.
49. Roof Area C of Bldg 39 appears to be over open space and not enclosed or conditioned, is the R-30 Insulation required for this roof?
Response: R-30 insulation can be eliminated at this location.
50. Roof Area E of Bldg 45 is an open structure and neither enclosed or conditioned, is the R-30 insulation required for this roof?
Response: R-30 insulation can be eliminated at this location.
51. There are two roof access hatches on Bldg 39. The access to the upper roof has an existing ladder that appears to be in good condition. The access to the lower roof is missing the ladder completely. Keynote 15 on the new Roof Plan indicates ladders are to be replaced. Are we installing a new ladder only at the lower roof access hatch that is missing or do we need to provide a new ladder to replace the existing ladder leading up to the upper roof level as well?
Response: Both roof hatches are to be replaced and new ladders are to be provided at each location, as noted on drawings.
52. Roof Area’s L & P of Bldg 1 indicate a slope of only 1/16th” per foot. Roof Areas R, K, and a portion of E indicate only 1/8 per foot slope. Is additional fully tapered insulation required to bring roof area’s up to a minimum ¼” per foot slope required? Currently the only roofs designated to have full tapered insulation are 14 and 45.
Response: Since this is a reroof and not new construction, ¼” per roof minimum is not required.
53. Building 14 has 4 exterior wall mounted lights 3 of which are powered by conduit run across the roof. Only one light is being relocated per plans. Do the other 3 lights remain in their current location along with the conduit that runs across the roof to supply power.
Response: Only light indicated shall be removed and relocated. Other exterior lights remain in place.
54. The Penthouse roof of area C1 is over a wood deck. Is new ½” FR plywood required over the existing wood deck prior to installation of the new roof assembly?
Response: New ½” FR plywood is required over the existing wood deck.
Drawings A. Individual Drawing Sheets have been REVISED and REISSUED for Building #1 (sheet A102), Building #14 (sheet A101), Building # 39 (sheet A101), Building #45 (sheet A101), and Building #46 (sheet A101) drawing sets, and include the following revisions:
1. Refer to Bldg 1 drawing set, Sheet A102, add the following to Roof Area C1: new sheet keynote 1D.
2. Refer to Bldg 1 drawing set, sheet A102, add new sheet keynote 1D as follows:
“1D. NEW ROOF ASSEMBLY: FULLY ADHERE 80 MIL TPO MEMBRANE TO ½” HIGH DENSITY COVERBOARD WITH BONDING ADHESIVE. ½” HD COVERBOARD TO BE FOAM ADHERED WITH MANUFACTURER APPROVED AND UPLIFT TESTED FOAM ADHESIVE TO NEW MIN. 2 LAYERS POLYISOCYANURATE INSULATION EQUALING R-20. FIRST LAYER OF INSULATION IS TO BE MECHANICALLY FASTENED THRU NEW LAYER OF ½” FIRE TREATED PLYWOOD THAT HAS BEEN MECHANICALLY FASTENED TO THE EXISTING WOOD DECK. ALL REMAINING INSULATION LAYERS ARE TO BE FOAM ADHERED.”
3. Refer to Bldg 14 drawing set, Sheet A101, add the following to Roof Area C: new sheet keynote 1A.
4. Refer to Bldg 14 drawing set, Sheet A101, add new sheet keynote 1A as follows:
“1A. NEW ROOF ASSEMBLY AT ROOF AREA C: FULLY ADHERE 80 MIL TPO MEMBRANE TO 1/2" HIGH DENSITY COVERBOARD WITH BONDING ADHESIVE. 1/2" HD COVERBOARD TO BE MECHANICALLY FASTENED THRU NEW LAYER OF 1/2" FIRE TREATED PLYWOOD TO THE EXISTING WOOD DECK. DO NOT PENETRATE EXPOSED CEILINGS BELOW.”
5. Refer to Bldg 39 drawing set, sheet A101, revise sheet keynote 1A as follows:
“1A. FOR ROOF AREA 'C': FULLY ADHERE 80 MIL TPO MEMBRANE TO 1/2" HIGH DENSITY COVERBOARD WITH BONDING ADHESIVE. 1/2" HD COVERBOARD TO BE MECHANICALLY FASTENED THRU NEW LAYER OF 1/2" FIRE TREATED PLYWOOD TO THE EXISTING WOOD DECK. DO NOT PENETRATE EXPOSED CEILINGS BELOW. SEE DETAIL B6/A101.”
6. Refer to Bldg 45 drawing set, sheet A101, Roof Area E: revise sheet keynote symbol 1 to 1C.
7. Refer to Bldg 45 drawing set, sheet A101, add new sheet keynote 1C as follows:
“1C. NEW ROOF ASSEMBLY: FULLY ADHERE 80 MIL TPO MEMBRANE TO 1/2" HIGH DENSITY COVERBOARD WITH BONDING ADHESIVE. 1/2" HD COVERBOARD TO BE MECHANICALLY FASTENED TO THE EXISTING METAL DECK.”
8. Refer to Bldg 46 drawing set, sheet A101, Roof Area B: revise sheet keynote symbol 1 to 1B.
9. Refer to Bldg 46 drawing set, sheet A101, add new sheet keynote 1B as follows:
“1C. NEW ROOF ASSEMBLY: FULLY ADHERE 80 MIL TPO MEMBRANE TO 1/2" HIGH DENSITY COVERBOARD WITH BONDING ADHESIVE. 1/2" HD COVERBOARD TO BE MECHANICALLY FASTENED TO THE EXISTING METAL DECK.”
