See clarification below. We have some potential concerns about meeting the outside air CFM that we wanted to bring to the attention of the A/E.
Regarding OSA CFMs: we can only hope to get about 20% of the unit’s CFM as OSA. There is no guarantee of this nor catalog/tested data to prove it. There is just people’s “experience”. You’ll get less CFM if the unit is creating the airflow itself vs if there is a positively pressurized OSA fan for instance, delivering/pushing the airflow to the indoor units. So, with that said, a 750CFM unit can possibly achieve 150 CFM of OSA when using an OSA kit.
No question was provided and no comment returned.
When VRF first came on to the market, what was said about how long the systems would last? What is said today about VRF longevity?
I think of boilers, chillers & 4-pipe AHUs as having a 20-25 year lifespan. Do you agree with that? VRF is obviously less than that, right? What, maybe 15-years? First-off, a compressor that runs 24/7 isn’t going to last forever… Most compressors only have a 5-year warranty… I believe there is a valid reason for that.
With that in mind, I must ask the question: The Building 3 system has been running for 9 years already and they want to un-install, then re-use it? Who is on the hook when the system dies and/or is obsolete in a few years? Who is on the hook for warranty? With R32 coming in 2026, I see these old VRF projects suffering big time. The backwards compatibility that we have enjoyed for years will restart at zero come January 1, 2026.
The VA might want to consider installing a new 410a system, so they can expect a good 10-15 years out of it.
The Contractor will be responsible for providing a working system as it was working prior to construction. The contractor will be responsible to warranty the work that they performed and material that they provided, i.e in this case the new coolant line sets and connections, the installation of the units, but not the actual units. After construction if a leak develops in the new line sets the contractor installs it will be covered under warranty. If the unit itself fails (not due to contractor workmanship), that will not be a contractor warranty issue.
We don’t see anything on the demo of the PA (Speaker) system or the Intrusion detection system.
We are assuming that the VA would want these devices removed, saved, and then reinstalled.
The new floor plans show speakers being installed. Nothing on the intrusion detection that I saw.
It is the intent of this project to remove the PA system and reinstall in the new locations as shown on the plans.
Are we allowed to cap and demo the fire sprinkler system for the whole duration of the project? If so, we are assuming no fire watch needed?
Yes.
Will the contractor be required to install temporary smoke detectors for this project?
No.
RFP Page 8 of 84 states that projects submitted under Technical Experience shall be completed within the past five (5) years of the date of issuance of this Will the Government please accept projects completed within the last six years from the date of issuance of this RFP?
The RFP instructions remain the same.
