538-23-102 Renovate B26 Mental Health RFI Questions and Answers

Questions in black with responses directly below question in blue.

1. VA Clarification on Spec section 08 71 00

a. For all door hardware cylinder, contractor to provide Best Manufacturer, seven pin, figure eight small format interchangeable cores.

b. For all panels and casework that require locks, use Best Manufacturer, seven pin, 5e plug.

2. AD101 – Drawing states to prep the floor for new resinous flooring, note 2.60. Where the floor meets the walls in the restrooms, there is a metal Schluter transition strip. How is the transition from resinous material to the wall tile to be made with the Schluter strip embedded in the tile?

The resinous flooring contractor shall trowel an integral resin cove base extending up the wall to the nearest horizontal grout joint (approximately 4"-6" above finished floor) to fully cover the existing embedded Schluter base and provide a seamless, sanitary transition between floor and wall. Cove base height and profile shall be coordinated with existing wall tile conditions and resin flooring manufacturer’s recommendations.

3. Window Film - There are no specs for the window film. Please respond with specs or give a manufacturer and type that is wanted.

3m Crystal Dusted Crystal Glass Finishes

4. AF101-F - There is window rework in the corridor C108 & C106. Note 9.45 speaks of floor patching at the windows in rooms but not shown in these corridors. Please confirm that floor patching is required in these areas along with what the flooring material is.

Floor patching is required in both the room and corridor. Floor to match existing linoleum flooring.

5. The 6x6 w2.9 x W2.9 mesh in the basement slab. It calls for roughly 90 sheets, accounting for the 15'x8' sheet overlaps. Getting them into the basement causes some issues carrying them through the hallway and down the stairs. Can we put synthetic fiber into the concrete mix and eliminate the mesh? (1 lb per yard.)

Macro-fiber reinforcement is allowed to be substituted for the WWF for temperature and shrinkage control. Fiber reinforcement to be provided in accordance with ASTM C1116. Macro-synthetic fibers (ASTM D7508) to be provided in a dosage per manufacturer's recommendation and not less than 3 lb/cy. Submit the macrofiber product data along with manufacturer's dosage requirements to serve a shrinkage and crack control. Adding microfibers as well will provide the best overall crack control. Contractor to coordinate the fiber types and dosages to achieve an equivalent performance as to the WWF.

6. It's calling for mastic on the base plates of the columns. The columns have already been sprayed and fireproofed. Can we eliminate this scope of work? Are we pouring directly against the fireproofing on the columns?

The existing fireproofing needs to be removed before placing the slab as shown in the contract drawings. Fireproofing will need to be replaced, where there is a gap between the top of the slab and the existing fireproofing, down to the top of the slab once the slab construction has finished.

7. Is propane equipment (trowel machines, power screed) allowed in the basement or must all equipment be electric?

Per a conversation with the VA, they stated that electric equipment will be needed. Contractor to confirm and coordinate this with the VA.

8. If mats are placed over the sidewalk in the back of the building, can we pull a hydrovac truck and/or a pump truck as close to the back wall as possible? We will save money during the fine grading to reach elevation if we can vacuum the 304 stone out instead of conveying it through the window. When I was on site for the pre-bid walk through, the 304 stone currently in place looked higher than the elevation needed for a 6" concrete slab. There are also several large piles of 304 stone from where they have begun digging the trench for plumbing. Positioning the pump truck closer reduces the labor required for hose pulling.

The ability to use the vacuum truck and the location where the truck can be parked on the site is to be coordinated with the VA.

9. Regarding the Resinous Flooring on this project. The current spec is Stonehard. Requesting an alternate/substitution of an equal Sherwin Williams Hybri Flex EC.

The specified Stonhard Stontec® TRF flooring system is a troweled urethane mortar system selected to meet the durability, safety, and lifecycle performance requirements of a behavioral health environment. This system provides substantially greater impact resistance, a fully integral and tamper‑resistant cove base, and improved long‑term performance under abuse and aggressive cleaning compared to self‑leveling hybrid systems. The proposed Sherwin‑Williams Hybri‑Flex EC system differs in composition and performance characteristics and does not provide equivalent robustness or behavioral health–appropriate detailing. As such, it is not considered equal and is not approved as a substitution.

10. Our controls team had a question regarding the existing HVAC controls system. Can you confirm the brand and version of the existing Niagara controls platform? For example: Honeywell Niagara AX or Niagara N4.

Existing Niagara controls are on the N4 platform.

11. Please provide manufacturer of existing camera surveillance system and advise whether this manufacturer must be used for this project. If they must be used, please provide the Single-Source Justification and Approval documents required.

CCTV ceiling mounted cameras are Axis.

12. Does the Owner have enough licenses for any camera surveillance system expansions required, or will we need to provide additional licenses?

Contractor to provide licenses for all new cameras.

13. Does the Owner have enough switch, server, and NVR capacity for any camera surveillance system expansions required, or will we need to provide? If we are providing, please advise which components.

Switch, server and NVR capability to be provided by the owner. Owner has capacity for the small expansion.

14. Please provide manufacturer of existing access control system and advise whether this manufacturer must be used for this project. If they must be used, please provide the Single-Source Justification and Approval documents required.

The existing system is AMAG FICAM Capable.

15. Does the Owner have enough licenses for any access control system expansions required, or will we need to provide additional licenses?

Contractor to provide licenses for all access controlled doors.

16. Does the Owner have enough switch and server capacity for any access control system expansions required, or will we need to provide? If we are providing, please advise which components.

Switch and server capability to be provided by the owner. Owner has capacity.

17. Is there a room finish schedule that indicates finishes and where?

See the Finish plans, interior elevations and detail plans for finish information.

18. I have found wall type details but no info on drawings where new walls are to be built and type.

See sheet AE101 and various detailed plans for wall type designations.

19. Do all bathrooms get new toilet acc?

New Toilets 101, 147A and 148A receive new toilet accessories.

20. "ACT-2" is used on sheet AE121 First Floor - Reflected Ceiling Plan. This ceiling type is not definied on AF601 - Finish Legend & Finish Details. Please provide directions on what to use for ACT-2.

ACT -2 – BOD; Armstrong Clean Room VL #870 Unperforated 2x4x5/8” – Due to an error, the finish schedule was disrupted.

21. Typically, existing government buildings, campuses, and facilities have specific manufacturers’ devices in service for various Division 27 and 28 systems. These are often proprietary and not interchangeable. Please provide any vendors, contractors, manufacturers, models, series, or other pertinent information for these systems. When a specific contractor, vendor, or service company is required, please provide point-of-contact information. Please provide this info for any systems that shall be a part of this project, including, but not necessarily limited to the following examples: Physical Access Control, Intrusion Detection, Surveillance, Nurse Call, Code Blue, Public Address, Mass Notification, Fire Alarm, and any other Division 27 & 28 proprietary elements. Additionally, please provide the Brand Name Justification and/or Single Source Justification documents for these.

Fire alarm to be Simplex 4100ES per section 28 31 00 as an expansion of the existing Simplex fire alarm system.

22. Are we to assume that the elevation of the existing mechanical equipment concrete pad is at the same elevation ( 699-0" ) as the new concrete slab in the basement. Drawings call for 6" concrete slab over 6" compacted granular base. Can the existing granular base be used or does it need to be excavated and removed to accommodate 6" of new base. Please provide elevations for existing granular base in the basement so that we can determine how much new stone base is required or how much existing base has to be removed.

a. Contractor to verify elevation of existing concrete pad relative to the 699’-0” elevation. The existing gravel is to be removed and the subgrade prepared per Structural General Notes. The removed gravel can be used to create the specified gravel base. The subgrade shall be excavated down of filled in to achieve the desired elevation to accommodate the slab construction as specified and the t/slab elevation. Coordinate with Architectural for location of the 699’-0” elevation.

b. 699’-0” elevation is the existing basement finish floor slab. New slab to match existing basement slab elevation.

c. Contractor will need to remove approximately 5” of existing gravel base to achieve the desired thickness of base and concrete.

23. There are 2 existing sump pit crocks that appear to be low that cannot be raised. Please provide details for reworking/extending them.
