About this file
This document is a project manual related to a boiler replacement project for the Benton Harbor Area Schools in Berrien County, Michigan. The project involves replacing the boilers at the Fair Plain East Elementary School and the Benton Harbor High School. The project is being managed by the C2AE firm, with a project completion date of January 26, 2024. The document provides detailed technical specifications for the commissioning of the HVAC systems, including requirements for testing, adjusting, and balancing of the systems, as well as control system programming and verification. It also outlines the requirements for the new direct digital control (DDC) system to be installed, including the system architecture, network communication protocols, operator interfaces, and software functionality.
The document indicates that the district's goal is to implement an "open/non-proprietary" Building Management System (BMS) using Tridium's Niagara Framework, which will allow flexibility for expansion, maintenance, and service. The new DDC system will include a new JACE panel installed in each of the two school buildings. The basis of design contact for the DDC system is Controls Solutions Inc. The document also specifies the requirements for the maintenance materials, spare parts, and warranty coverage to be provided.
