About this file
The file is a project manual and specification document for the Radnor Township Roof Replacement and Photovoltaic Solar Array Installation Project (Contract #B-25-007), involving the Township of Radnor, Pennsylvania, and engineering firm Spotts, Stevens, and McCoy. The project involves comprehensive roofing and solar array installations at two primary locations: the Municipal Building and the Public Works Complex. For the Municipal Building, the scope includes complete removal of the existing 19,500-square-foot roofing system, replacement of roofing systems with new insulation, membrane roofing, flashing, and lightning protection, mechanical unit replacement, and new photovoltaic array installation. At the Public Works Complex, the project encompasses removing and replacing roofing systems on three buildings totaling approximately 39,700 square feet, including installation of photovoltaic arrays at the North Shed and Office Buildings.
A mandatory pre-bid meeting is scheduled for Thursday, August 28, 2025, at 9:00 AM EST, starting at the Radnor Township Municipal Building and continuing at the Public Works Complex. The project will be executed through multiple prime contracts, with specific coordination requirements between contractors. The contract includes provisions for potential time extensions and change orders if delays are encountered through no fault of the contractor. The specifications detail extensive technical requirements for roofing materials, installation procedures, quality control, and performance standards, with specific attention to thermal and moisture protection, metal fabrications, and photovoltaic system integration. The project is funded by the township and will be completed under a multi-prime contract structure, with careful provisions for coordination, quality assurance, and potential schedule adjustments.
