About this file
This is a comprehensive project manual and specification document for the Radnor Township Roof Replacement and Photovoltaic Solar Array Installation Project, involving the Township of Radnor, Pennsylvania and engineering firm Spotts, Stevens, and McCoy. The project consists of two primary components: roof replacement and solar photovoltaic system installation at two municipal locations. Specifically, the project includes complete removal and replacement of existing roofing systems at the Municipal Building (approximately 19,500 square feet) and three buildings at the Public Works Complex (approximately 39,700 square feet), including associated work such as insulation, membrane roofing, flashing, and lightning protection. Additionally, the project involves removal and replacement of existing mechanical units and installation of new photovoltaic arrays at the Municipal Building and Public Works Complex's North Shed and Office Buildings. A mandatory pre-bid meeting is scheduled for Thursday, August 28, 2025, at 9:00 AM EST, beginning at the Radnor Township Municipal Building and continuing at the Public Works Complex.
The project is structured as a multi-prime sealed bid contract (Contract #B-25-007), with provisions for potential contract time extensions through change orders if delays are encountered through no fault of the contractor. The specifications detail extensive technical requirements for electrical systems, solar array installation, grounding, wiring, inverters, and photovoltaic modules. Warranty terms are robust, including a 5-year overall system warranty, 10-year manufacturer's warranty for solar modules, 20-year warranty for inverters, and a 25-year power output warranty with guaranteed minimum performance levels. The project emphasizes compliance with national electrical codes, UL standards, and specific installation requirements for solar energy systems. The contract appears to be funded through municipal resources, with a focus on sustainable energy infrastructure improvements for the township's facilities.
