About this file

This rate schedule document establishes the hourly pricing structure for roof inspection and maintenance services contracted by the City of North Carolina under Project 269.2026.188. The scope encompasses ongoing inspection and maintenance services for a diverse portfolio of City-owned buildings, including administrative offices, fire stations, police facilities, terminals, equipment shops, and cultural venues such as museums and arenas. The contract carries an initial term of three years with City options to renew for two additional consecutive one-year terms thereafter. Bidders are required to submit comprehensive pricing proposals that account for all costs associated with service delivery, with no additional charges permitted for mobilization.

All pricing must be submitted in United States dollars and include hourly rates for multiple labor categories: Superintendent, Skilled Technician, Helper, Roofing Foreman, Roofing Technician, and License Qualifier. Rates must be provided for three distinct time classifications: Regular hours (Monday through Friday, 7:30 AM to 5 PM), Overtime hours (all hours outside Regular and Emergency classifications), and Emergency hours (response within four hours or less). Labor and equipment rates must incorporate overhead and profit with no separate markups permitted. Bidders must also identify profit and overhead markups for materials and subcontractors, and the City will reimburse approved building permit costs incurred by the Company. All pricing is all-inclusive with no exceptions to these requirements permitted.
